14.01.2022 HomeBuilder extension and key dates The Australian HomeBuilder Grant has been extended to 31 March 2021, with changes to the grant amount and criteria, and a new date of 14 April 2021 by which all applications must be submitted. This new date of 14 April 2021 replaces the previous submission deadline of 31 December 2020. While all applications must be submitted via the HomeBuilder portal by this new date, it does not mean that all supporting documents must be uploaded by the...n. You can continue uploading your supporting documents, as they become available, beyond 14 April 2021. Key dates 4 June 2020-31 December 2020 enter into a contract to build or renovate between these dates to be eligible for the $25,000 grant. 1 January 2021-31 March 2021 enter into a contract to build or renovate between these dates to be eligible for the $15,000 grant. 14 April 2021 all applications must be submitted via the HomeBuilder portal by this date. Changes to the program In extending the HomeBuilder program, the Australian Government announced a number of changes. For contracts entered into between 1 January 2021 and 31 March 2021 1. The grant reduces to $15,000. 2. The property price cap for new build contracts increases to $850,000 from the original $750,000 (in Victoria). For all contracts, including those entered into from 4 June 2020 1. The construction commencement timeframe increases to 6 months from the date the contract is entered into. 2. For contracts signed before 29 November 2020, the licence or registration of the builder must be dated before 4 June 2020 and for contracts entered into thereafter, it must be dated prior to 29 November 2020. 05.01.2022 CBA have announced their processes for implementing the new HOMEBUILDERS GRANT. What is the HomeBuilder Grant? It’s a Federal Government funded scheme which provides a means-tested payment of $25,000 to eligible owner occupied (including first home buyer) customers... CommBank, along with other selected financial institutions, will participate in the instruction and processing of the HomeBuilder Grant application This is a once off grant available to build a new home or substantially renovate an existing home HomeBuilder will complement existing State and Territory First Home Owner Grant programs, stamp duty concessions and other grant schemes, as well as the Commonwealth’s First Home Loan Deposit Scheme and First Home Super Saver Scheme Eligibility (Government Criteria) You are an Individual (not a company or trust) You are aged 18 years or older You are an Australian Citizen You meet one of the following two income caps: up to $125,000 per annum for an individual applicant based on your 2018 2019 tax return or later; Up to $200,000 per annum for a couple based on both 2018 19 tax returns or later; You enter into a building contract between 4th June 2020 and 31 December 2020 to either: Build a new home as a principle place of residence, where the property and land value does not exceed $750,000 or Substantially renovate your existing home as a principle place of residence, where the renovation contract is between $150,000 and $750,000, and where the value of your existing property prior to renovation does not exceed $1.5million Construction must commence within three months of the signed building contract date For more information contact Dominic Audino directly or book an appointment via our appointments tab

04.01.2022 Some good news from the VIC SRO- Three month extension for construction commencement in Victoria With the introduction of Stage 4 restrictions in metropolitan Melbourne (effective from 2 August 2020) and Stage 3 restrictions in regional Victoria (effective from 5 August 2020), the Commissioner of State Revenue is exercising his discretion under the National Partnership Agreement to extend the HomeBuilder Grant’s construction commencement requirement by 3 months. This means th...at all applicants for the HomeBuilder Grant in Victoria now have 6 months to commence construction from when the eligible HomeBuilder contract is signed. The Commissioner does not have discretion to grant any extensions beyond this additional 3-month extension. Full details of this extension are available in the revised guidelines on our website, which have also been updated to clarify the supporting documents required, including proof that your builder was registered or licensed prior to 4 June 2020.

04.01.2022 VIC SRO update: HomeBuilder applications extended until 14 April 2021 With the extension of the Australian Government's HomeBuilder Grant program until 31 March 2021, we want to reassure you there is no rush to apply before the year ends. This is because the previous application deadline of 31 December 2020 has been extended. You now have until 14 April 2021 to submit your HomeBuilder application, regardless of which grant you are applying for. Our website has now been update...d with the revised HomeBuilder guidelines to reflect the extension of the program and the two grant amounts that are now available: $25,000 grant - you must enter into a contract to build or renovate between 4 June 2020 and 31 December 2020. $15,000 grant - you must enter into a contract to build or renovate between 1 January 2021 and 31 March 2021. 01.01.2022 HOME BUILDER GRANT UPDATE: "One of the most relevant additional details released today was the definition of what ‘commencement of construction’ will be. When construction is considered to have commenced will depend on the type of contract that you enter into: For new builds, commencement of construction means the commencement of excavation and site preparation works. For a substantial renovation, commencement of construction is when the works under the renovation contrac...t commence. For an off-the-plan build, commencement of construction means the commencement of excavation and site preparation works. One of the other conditions around the grant is that construction must commence within 3 months of the contract date. Where commencement is delayed due to unforeseen factors outside the control of the parties to the contract, a maximum extension of an additional 3 months may be considered and provided. Some examples where this could be considered include: delays in obtaining council approvals, difficulties in obtaining construction materials and/or sub-contractors, inclement weather, where the disruption is substantial, health problems relating to, or the death of, a person critical to the commencement of the project, prolonged industrial disputes, and natural disasters" Source- HIA & VIC SRO
