12.01.2022 With property prices beginning to rise again, APRA will be keeping a close eye on how lending standards perform. APRA look at the ‘risks’ that emerge in lending data when deciding to intervene. In this cycle, ‘debt to income’ ratios (DTI) will be watched closely. ... DTI’s are a measure of one’s ability to repay the mortgage over time. By reducing interest rates significantly, one consequence of current setting is that they are allowing scope for an increase in DTI’s across the country. The risk of higher indebtedness over time means that more and more household income will be going to repaying interest. While this is unlikely to be an issue when interest rates are low it makes the financial system much more vulnerable to inevitable rate rises in the future. In general, financial stability issues are rarely created when prices are falling. It is on the way up that the seeds of financial stability issues arise. APRA will have learned from the 2015-2019 property price cycle and will likely want to see more stability in the market this time. This cycle, APRA will be watching DTI measurements closely. If this figure rises above 20-25% with Australian’s extending themselves to buy, then some action may be taken here. Source: CoreLogic Australia
