03.01.2022 The world of Conveyancing is difficult enough. In order for a settlement to occur we have dependcies on no less than 6 parties in the transaction. 2 of these are the banks. One thing that we can rest concerns on is when our client has a broker... and a good one! These guys/gals are the ONLY part of the financial interaction that can be relied upon. Customers who obtain finance directly with the banks provide us with pain we don't need and can't afford to deal with. The ban...ks front line have no idea how to assess the clients financial position, much less guide them through the settlement process. I can't begin to recount the amount of times I've had to guide a bank direct mortgage banker through the process. We are underpaid as Conveyancers already. The government has recently enforced us to be unpaid tax collection agents and now quite possibly we will end up having fill the gap of mortgage brokers who will no longer be in business.... I'm appalled at this possible outcome and the short sightedness of this very real proposition. Mortgage brokers are valuable professionals who keep competition strong, the customer first and make our lives easier as Conveyancers. I also expect our fees will have to increase to cover the time spent to get settlements over the line of dealing directly only with the banks... this is not what the Royal Commission's outcome goals should be. It's not going to be better for anyone involved. Not the customer, nor the experienced brokers, nor us as the customers Conveyancers who will be blamed for the poor experiences as they won't understand it has nothing to do with us. Finance is a dependency of Conveyancing and NOT part of our responsibility or profession yet impacts us greatly. See more
