25.01.2022 I live just outside the small township of Briagolong, about 30 minutes from the city of Sale, VIC, Australia. Needing to have a sectional garage door I arranged for 3 quotations. In order of price these ranged from $2,700, $3,400 and the last one $5,400. All were supplied the same information.... The last price of $5,400 I'm sure is because the guy didn't want to deal with me. I didn't want the WiFi options, I didn't want the fully insulated door, I didn't want the double bogey wheel setup. I didn't want the magic beam. I question the purpose of him suppling me with a go away I don't want to deal with you price.

21.01.2022 Working hard, have the plaster sheets finished in the house. Proved a challenge at times with my wife and I putting up sheets up to 6.000 long and 1.350 wide. Plaster is getting stopped and cornice on over the next couple of weekends. I've moved outside to finish off the eave sheets. Slowly the theory gets put practice.

17.01.2022 I had to pay a bit more for the stopping of my plasterboard, apparently it's got more screw fixing than normal. This being said it's exactly the reason I decided to cut and hang my own sheets. My sheets have all the fixings as per the manufacturers instructions. I have seen way to many houses and garages in Australia with the ceilings sagging.... Still don't like being charged more than what's required by the Australian Standards.

02.01.2022 Ok let's start on the timber framing take off formula. I'm happy to send the attached sheet to anyone that wants a copy. Firstly when estimating I use a sheet to enable 4 seperate areas for timber framing input. Ground Floor Exterior Wall Height 1, I use for all the standard exterior walls. Ground Floor Exterior Wall Height 2 usually gets used for the exterior garage that are set down on a different level.... Like wise I use two different internal wall heights. While you are free to put in the wall height the data is checked to ensure it meets standard construction methods. The plate selections and stud spacings are from a selection drop list. The second part is your actual plan take off information goes. I have entered some information just while I have been testing it. The wall length has a maximum length of 6.000, which is the standard maximum length of timber framing. The window and door area is to allow the opening to be added. Maximum of two openings per length of wall. The width of the openings are checked to ensure they dont exceed the wall length and structural studs required. The opening height is checked to ensure the opening height and lintel depth will fit within the wall Height. Note the wall Height used is from the bottom of the bottom plate to the top of the top plate/or pitching plate if used. For a 2.400 metre nominated wall height, I would normally use 2.400 plus 10mm clearance under the sheets, plus 10mm ceiling linings, plus 10mm top sheet clearance. My Exterior Wall Height 1 would be 2.430mm. The answers supplied with this sheet will supply all the timber plates, studs, window studs, Jack studs, window trimmers, lintel and nogs. Both for purchasing the materials (including wastage) and a very accurate cutting list for stick framing. By adding a price list it will also price the materials. Also I can use this sheet to supply the following Framing Labour Framing Nails Exterior foil supply and installation Wall batts supply and installation.
