20.01.2022 Well what a week its been here at the office... broke a record of popping out the most business settlements in one week... from a Bali Beauty Spa to a Unisex Hair Salon, followed by a cafe in the hills, a winery in Swan Valley and finished off with a country town cafe, a country caravan park and the big finale .... a large liquor store franchise! With all these in mind I can keep beauty and hair groomed, have lots of coffees and wine stocked up .... take a camping holiday and never run out of liquor .... Thank you clients for allowing me to be part of your big investment ... much appreciated

12.01.2022 Self Representation. In Western Australia it is permissible for an individual to represent themselves at settlement as the buyer/seller. In doing so the indiv...idual must be the registered proprietor if selling or the buyer as noted on the contract of sale. Section 26 of the Settlement Agents Act states that A person shall not carry on business, or by any means hold himself or itself out, as a real estate settlement agent. This extends to family or friends unless they are a licensed settlement agent, lawyer or as an employee of a licensed settlement agent or lawyer. The increasing reliance on trained professionals to facilitate settlement is evidenced in both state and federal legislation requiring duty and tax remittance as well as the necessity to undertake enquires with local government authorities and utility providers such as the Water Corporation. The misguided notion that settlements are easily facilitated by an inexperienced untrained individual exposes all parties to unnecessary risk and potential loss that can result in significant claims for damages. Individuals who choose to represent themselves or be represented by an unqualified friend or family member not only risk the financial consequences of poor decisions but can be held liable for a range of legislative obligations. It is also important to note that a maximum of $20,000 penalties can be imposed on individuals acting for family or friends. Can you afford not to have a licensed professional representing you? 11.01.2022 30 June is approaching and did we know it this week ... 7 house properties settled, a Muffin Break, Veterinary Hospital and a Tavern in the hills.... then we have a Cold Rock Ice Creamery, Caravan Holiday Park and Cleaning Business all happening Monday .... a couple of early starts and late nights in the office this week but very grateful for the referrals and business sent our way. Love my job ... Keep us in mind .... as you can see we can settle anything :) Wine time is now approaching

And what does a settlement agent even do? Lets park the what do they even do question for another day and get down to choosing. Choosing a settlement agent is made easier when you take our THREE Question Challenge: Question 1. What is the value in hiring a professional licensed settlement agent? If you dont know the answer then call one and find out, and if you cant be bothered then consider this, over 90% of all property transfers are completed using a settlement agent or conveyancer. Question 2. Can you put a value on experience and expert service? Yes, but good experience and excellent service is not free nor does it come cheap. If life has not taught you this then expect a lesson real soon! Put simply, you get what you pay for. Question 3. Why would you ask an experienced professional to discount their fee? In other words do you expect a settlement agent to work for less money and deliver the same level of service they offer to clients who value their experience? The expectation is unrealistic which takes us right back to you get what you pay for. Its like the pioneering American tattooist Sailor Jerry would say to his clients, Good work aint cheap, cheap work aint good. Professional settlement agents will quote based on offering you not just a fee for their time, but offer you the opportunity to benefit from years of training and experience.
