25.01.2022 At Conveyancing Smart we like to be up to date with what is happening in the property legal industry. Today we settled our first online settlement through PEXA (online property exchange), first in the Blue Mountains . No attending settlement handing cheques and title deeds to each other. That's right it was a online paperless transaction. Our client was able to track the process of her purchase through the PEXA Settle Me App and was able to watch settlement occur online. Sh...e also received notification confirming her purchase had settled. We had one very excited appreciative client. These photos is what she could see on her app, she also had a checklist reminding her what she needed to do. We hope you enjoy your new home Katrina. 18.01.2022 Had a fun day at Springwood Foundation Day today. Thank you to Jonathan at Chapman Real Estate for allowing me to set up outside his office! Even though it was raining and cold it was still a lovely community event had by all. Ava and I enjoyed getting to know some families and handing out balloons and information packs. 02.01.2022 First steps in buying your first home. This little video sums up the beginning process for you! Some helpful points are: 1- once you have a deposit saved. Speak to a broker or banker and find out exactly how much you can borrow.... 2- obtain pre-approval from the bank. 3- find a home within your price range. 4- ask questions about the property. Find out what ongoing costs will be. For example how much the council and water rates are. If its starta, how much are the strata rates. Is the vendor aware of any special levies? 5- speak to a Conveyancer, ask them to look over the contract for you.
