23.01.2022 Thinking of buying a rural property. What is rural property and why is it different to residential land other than the obvious there’s more space less smog and more peace and quiet! A rural property is land over 2.5 hectares. It’s important not to sign a contract to purchase rural land before speaking to your conveyancer because there is no cooling off period on these contracts. In layman’s terms once you sign your all in and not getting out again without being 10% of ...the purchase price poorer. Rural land has GST implications as well for a purchaser and it is important to also consult with an accountant in relation to the possible GST liabilities. Bottom line check check check before diving into your tree change to avoid costly mishaps. 23.01.2022 Selling your property? How exciting! You are about to be mortgage free (even if only for a few minutes lol) and get some cold hard cash hit your bank account.... As a seller it can be a little stressful though with moving out in time for settlement and leaving the property in good condition before saying goodbye to the place you have called home. So when do you have to be officially out of the property and what condition does it need to be in? Great questions which were asked by a few of our clients this week. As a seller you must vacate the property and hand the keys to the agent prior to settlement commencing. Once settlement occurs the purchaser pays the money for the property and the property is registered into the purchasers’ names as the owners of the property. And what condition do I need to leave the property in? The property only needs to be in the same condition as when you signed the contract. Whilst the purchaser may ask and would love you to fix the door handle that’s been broken for years and patch the holes in the walls where your picture frames have hung, if the damage was there at the time of signing the contract then you are not liable for these repairs as the purchaser bought the property in the condition as it at the date of the contract.
