24.01.2022 THE OFFER & ACCEPTANCE PROCESS: my top tips when it comes to writing up an offer and your obligations in the process. Firstly, the offer & acceptance contract is a legally binding contract with no cooling off period in WA, so if you put an offer forward and the seller signs off on it, you are now legally bound to that contract and the conditions of same. Make sure you understand them and can meet your obligations as a buyer. Never be afraid to ask your agent as many quest...ions as required to make sure you are completely happy and have a full understanding on what is required from each party in the contract. Speak to your broker or bank before making an offer and if you can, obtain a pre-approval to bring along to your appointment with the agent. The pre approval will show strength in your offer to the seller and your consultation with the bank/broker beforehand find out their realistic timeframe for approval (usually 21 28 days from acceptance) and the percentage of how much you will be lending. All this information needs to be noted down on your offer. Work out your preferred settlement timeframe, are you aiming for a fixed date to be out of a rental? Do you need to line it up with a sale or can you be flexible around these terms to make it more appealing to the seller? Be annexure savvy, the most common contract annexure is the good working order clause (this is for all electrical, plumbing & gas only and does not include functionality of other items, the rest you are purchasing as inspected so make sure you set aside a budget to change locks, repaint if required or do some general maintenance if it is not a new property. The building Inspection report is for structural defeats only and generally done at your cost. Maintenance items are often listed for your future reference, but the seller is only obliged to fix structural defects as per the Australian building code. Having these details ready can save valuable minutes if bitten. 2. If bitten immediately carry your pet into the car. Do not try to feed them or give them water. Limit movement to slow their blood flow as much as possible. ... 3. If you can identify the snake or take a photo then do but don’t put yourself at risk by trying to catch or kill the snake. 4. Apply a pressure immobilisation bandage if possible (similar first aid techniques as recommended for people). Do not try to clean the bite with anything. 5. If you are unsure if your pet has been bitten but there is a snake nearby, it is safest to assume they have and rush them to the vet. Bite marks will not always be visible. Often dogs collapse briefly after a snake bite, they may vomit, then act completely normal again. This indicates they have received a lethal dose of venom.
