24.01.2022 Cosimfree Homeloans has settled over $50 million in the first quarter of the Financial Year! 2020 has been the Unexpected Year. (I am not going to mention the obvious), but in the mortgage world ... Home Loan interest rates have never been lower. ... Lending has tightened as banks examine your every expense. The property market was forecast to plummet but Regional areas like Geelong have defied that forecast. And last week the Govt said lending would loosen up again. Now they are saying rates will drop further. What will this do to our resilient Geelong market? My tip, you are better off in the market than not. I never would have thought I’d be able to build a house at 21 years old but you guys made it possible! I’ve now been in the house for three nights and am beyond happy. Thank you so much for all of your hard work and help over the last 12 months. ... You’re all a bunch of absolute legends!! P.S. 21.01.2022 In a move that would have seemed impossible just months ago, the Reserve Bank of Australia (RBA) has cut the nation's official cash rate from 0.25% to a new record low of 0.10%. Today’s rate cut will only have a material impact on Australia's mortgage market if the banks opt to pass the savings through to their customers.

20.01.2022 Can you use the $25 000 Home Builder Boost to get a home loan? Most banks do not accept applications that rely on the government Home Builder grant. This is because in some states an application for the grant cannot be made until construction has commenced, meaning eligibility for the grant cannot be confirmed at the time of the loan application. The First Home Owner's Grant can be used as the application is made with your home loan application.

07.01.2022 A few days ago I posted ... There are 3 simple things to remember if you want your home loan approved. You NEED all 3:... 1) Good credit CHARACTER 2) Sufficient & suitable EQUITY 3) Stable, secure, sufficient & satisfactory INCOME Each of the three major criteria have lots of little things surrounding them. AND each and every bank has different policies as they look at the THREE foundations of lending. This is the third of three posts and this time I’m focusing on INCOME. 1) INCOME is primarily Do you earn enough to pay your home loan (even if rates go up) & still be able to pay your normal household bills. However, it is also HOW you earn the income. Part-time is better than casual and full-time is better than part-time. What you do makes a difference. e.g. Income from nurses, police, firemen, ambos and all essential workers is treated more favourably than many other occupations. Over-time and commission and bonus income is not treated kindly. Usually the banks will only consider a fraction of that income and only when it is proven to be consistent, reliable and ongoing. If you are self-employed most banks want you to be trading for at least two years (One major bank just reduced this to 18months) and most want two years of tax returns with CONSISTENT taxable income. (One major bank is very good at using one tax return). The banks will look at how much you earn and how much you’ve been able to save. Earning a lot and saving little rings alarm bells. Income is so many things. And how much you can borrow based on income will vary considerably from one lender to another. Every bank has their own SERVICEABILITY calculator that says how much you can afford. To see how much you can qualify for, you need professional advice. Better broker. Better mortgage.

05.01.2022 QBE HOUSING OUTLOOK 2020-2023 Geelong Outlook: Geelong’s affordability advantage over Melbourne is expected to continue to draw population from Melbourne, particularly with first home buyers taking advantage of the stamp duty concessions for dwellings... under the $600,000 threshold. The Home Builder scheme will see a further boost to demand over the remainder of 2020, with house-and-land packages the subject of increased demand. However, with Melbourne house prices becoming more affordable after strong expected declines in 2020/21, the impetus to Geelong prices is likely to be reduced, and total growth in Geelong’s median house price to June 2023 is expected to be broadly similar to that of Melbourne. This will take its median house price to $549,000 at June 2023, noting that this will remain below the current median house price of $555,000 in June 2020.
