25.01.2022 One of the most frequent questions i get asked is... "How much should i expect to pay for site costs?" If I told you they can vary from estate to estate, from suburb to suburb - would you be interested to know why its lower in some while higher in others ... Well, there can be a number of reasons - Ill share one of them here, which is often overlooked. Existing trees in close proximity to your lot can have a significant impact on how your slab will require its engineering sign off for compliance. Unfortunately, you cant go cutting down trees which arent on your property, at least i think you cant, last time i checked anyway. Root structures from trees nearby can affect the thickness of your slab. More concrete = more $ ....This may seem like an unnecessary cost to pay but roots can be unpredictable and your safety and security is important. I will be posting more tips on what to look out for with site costs soon. If you have any specific questions about this or anything building related, get in touch!

14.01.2022 Building a generally means you need to select land If you have never built before, how would you spot a good block vs one that may actually cost you more money when it comes to building? Some things to consider ... 1. Slope = site works $ 2. Are there easements 3. Restrictions & guidelines The image below is an example of land that is currently being offered to market. Its $112,000 in a regional CBD, 251m2, with a 3m easement. Most builders will have NO option for this type of block. A custom build would be required. 12.01.2022 Companies are forever marketing to shift consumer behaviour. Its actually really challenging, to get large masses, to change their habits - even when there is a potential benefit. As Covid-19 continues to evolve and change our social and business behaviour. "a new normal way of doing things" if you like.... Have you asked yourself - am I ready to evolve and adapt with it? Its been interesting to watch people change their habits to adapt. Some have done this well, some, not so much so. For those people, its natural to feel unsure and scared. Uncertainty has always been a key driver of downturns in our industry. Remember this though, in every recovery there are swings up, in a big way. Lets be honest, we dont invest in our financial future with a 1 or even 2yr plan. Our Superannuation is a long game and is a great example. Peaks and troughs considered we had 15.2% growth last year. The best its been since 2013. Buying property is a 5 - 10yr cycle in most cases, for any real decent capital growth that is. Do you really believe this virus will still be causing the severity of issues its currently having in 18 months + time. If we stay home where required, do the right thing and not allow the virus to find new hosts, it has no where else to go. 08.01.2022 *Latest update on the First Home Loan Deposit Scheme* Of the 10,000 spots allocated this financial year, CBA and NAB have been allocated 2,500 each The remaining spots have been split between the 20-ish smaller lenders... As of now, 3,000 total spots have been allocated (but not all those will be used). Applicants have 10 days to get their info in and 90 days to settle on a property. The Housing Minister has flagged another 10,000 spots will be released on 1 July. If youre considering using the scheme to buy your first home, then nows the time to take action. The scheme allows savers to take advantage of voluntary super contributions, which are taxed at 15 per cent, rather than the marginal tax rate which could be as high as 45 per cent.... 03.01.2022 NAB to implement First Home Loan Deposit Scheme Is the market educated for what is about to happen? The details may not be there but the basics are this. Sign up post Jan 1st 2020 and you could be eligible.... The scheme, which was first announced in May, will allow eligible first home buyers to enter the market with a deposit as low as 5% under a special government guarantee. NAB was selected by the National Housing Finance and Investment Corporation (NHFIC) to take part in the scheme, who said it had received a strong response from other lenders. According to NAB, the bank will get access to up to half of the 10,000 eligible first home buyers per financial year, and say they will not charge eligible customers higher interest rates than equivalent customers outside of the Scheme. https://www.savings.com.au//nab-to-implement-first-home-l/
