24.01.2022 NOTE TO ALL PROPERTY OWNERS WITH A POOL From 29 April 2014 any property that is listed for sale will require swimming pools to be registered and also to have the pool inspected and a compliance certificate issued by their local Council. If a compliance certificate has not been issued then the property is legally not allowed to be listed for sale. Contracts for Sale will be required to include a copy of your Swimming Pool Registration and Compliance Certificate. If you are thinking of listing your property for sale in the near future it is advisable to contact your Local Council and arrange for the Swimming Pool Inspector to attend your property as soon as possible. The approx. timeframe for inspections is a few weeks.

16.01.2022 NSW BUDGET CHANGES FOR FIRST HOME BUYERS New Home Grant Scheme From 1 July 2012, a new $5 000 grant will be provided to buyers of new homes, whether off the plan or newly built, with a value up to $650 000 and to buyers of vacant land that is intended to... be the site of a new home valued up to $450 000. The grant is targeted at all nonfirst home buyers and is available to investors as well as owner occupiers. The grant will be administered through the transfer duty payment process. The relevant form and factsheet will be made available prior to the commencement of the grant. First Home Owner Grant (New Home) Scheme From 1 October 2012, the First Home Owner Grant Scheme will be replaced by the First Home Owner Grant (New Home) Scheme. The new scheme will only apply to first home owners who purchase or build a new home valued at up to $650 000 The grant will increase from $7 000 to $15 000 from 1 October 2012 to 31 December 2013 and to $10 000 from 1 January 2014. First Home New Home From 1 July 2012: the transfer duty exemption cap on new homes increases to $550 000 with duty concessions for new homes valued between $550 000 and $650 000 the transfer duty exemption cap on vacant land increases to $350 000 with duty concessions for vacant land valued between $350 000 and $450 000

05.01.2022 A NOTICE TO ALL POOL OWNERS Swimming Pools Amendment Bill commences: The first part of the Swimming Pools Amendment Bill came into force on 20 April, 2013. All pool owners are required to register their pool in the online register which will become available next Monday, 29 April, 2013. All registrations must be completed by 28 October, 2013. A... $220 penalty will apply to anyone failing to register their pool in the allowed time. The web address for the register will be: www.swimmingpoolregister.nsw.gov.au (NB the page is not available until next Monday). When registering their pool, pool owners will be required to selfassess and state that, to the best of their knowledge, their pool complies with the Australian standards. For further information see the Dept of Local Governments dedicated swimming pool webpage at: http://tinyurl.com/2vafwct On that page there are links to a Swimming Pool Safety Checklist and a brochure on the Swimming Pool laws. We note that both of these are currently dated June 2010 and understand that these are to be updated during the next week. Members are advised to check on these from time to time to ensure they are updated before passing them on to their clients. The second part of the Bill including the requirement to include a certificate of pool compliance in contracts for sale of land will become effective on 29 October, 2013 at which time the amendment to the Conveyancing (Sale of Land) Regulation 2010 will become effective.
