22.01.2022 Heres 5 tips to help buyers get ready for an auction. 1: Be familiar with the auction process Attend as many auctions as you can beforehand to understand the process.... 2: Instruct your solicitor to check the sale contract To protect yourself, have your solicitor check the contract so that you are fully aware of all sale conditions, your rights and responsibilities. Your solicitor will pick up on things that you may have missed or maybe dont quite understand. 3: Inspect all reports before the auction Make sure you gain all necessary termite, building, structural and engineering reports as well as crucial legal title information. This will ensure you are not left with the cost of damages you only discover after the sale. 4: Organise your finance beforehand Make sure you completely understand your financial situation or you may risk falling into serious debt. Remember, you cannot get out of the sale once it has been made as there is no cooling off period. 5: Consider using the Auction Guarantee System. The Auction Guarantee system puts a buyer (knows as an Auction Guarantor) in the Box Seat to buy the property, enables them to make $$$ even if they miss out on the property at auction and provides a way to buy the property under market price. https://auctionguarantee.com.au/lea/whats-in-it-for-buyers/

09.01.2022 Did You Know Its Possible to Purchase a Property Without a Deposit? If you have a family member that owns a property, they can offer up equity as additional security to your loan which means you could borrow 100% of the property purchase price + associated costs such as stamp duty and legal fees. This is known as a Security Guarantee or a Family Guarantee.... Whats the advantage of a Family Guarantee? - You may be able to buy your home or investment sooner since you are not required to save the full deposit. - You could potentially avoid paying Lenders Mortgage Insurance (LMI) which can save you thousands (you typically pay Lenders Mortgage Insurance once you borrow over 80% of the value of the property) How Does it Work? The Family Guarantee works by splitting the total loan amount across two loans. One loan secured by the property being purchased with the loan amount being typically 80% of the purchase price and the second loan or the balance loan being partially secured by a family members' property. As the borrower with a Family Guarantee loan, you must meet the lenders criteria and be able to service the entire loan amount. Also, before deciding to offer their property as security your family member needs to be aware of the risks associated should you default on your loan. A number of lenders will require the family member to obtain independent legal advice prior to signing their loan documents.
