25.01.2022 6/173 Derby Road, Shenton Park. This pastel pink beauty stood out from the crowd. The seller had loved, maintained and had the property in the family for 23 years. Being connected to a property for an extended period, owners get attached to their homes, and when it comes the time to sell, it can be tough to let go and move on. It’s vital to find an agent that understands the needs and situation of each individual and can help them transition into the next stage of their liv...es. We now have one happy seller passing their much-loved property onto the next to enjoy. Helping people in different stages of their lives is a real passion, and we take pride in making it as simple, clear and as stress-free as possible. We have people who have missed out on this property and are looking for something similar. If you would consider selling, please feel free to reach out to us for a confidential chat. Have a great day! #shentonpark #perthproperty #firsthomebuyer #perthinvestment #westernsuburbs

24.01.2022 NO ROYAL SHOW This year marks the first time since World War II that the Perth Royal Show has been cancelled. On 7 June 1940, newspapers across Western Australia reported that the Secretary of the Royal Agricultural Society had announced that there would be no Perth Royal Show that year. The Grounds instead would be used for military purposes.... "It was hoped that the show would take place, but the Council of the Society realises that the needs of Defence are paramount and must take precedence over other activities." The Show was suspended for four years during the war. Images of the Perth Royal Show from the State Library's Collection 1910-1940.
22.01.2022 These clients are incredible. Dan has been excellent to deal with throughout the whole process of selling our apartment. He was extremely knowledgeable and proactive in everything that he did. Dan went completely out of his way to make sure everything was perfect for the sale and took all of the stress away for us, making the whole process enjoyable and feel like a breeze. 18.01.2022 October Claremont Market & Community News by Daniel Ranshaw September Market Review: Wow, what an anti-climax. I think we all expected more on the market as we are already over a third of the way into Spring, but unfortunately not, sellers remain incredibly cautious. Buyers almost can’t give their money away, as there is just nothing available. September Market Summary: Eighteen properties available, eleven new and fourteen under offer. Of what came onto the market, three pr...operties under $1M, six in the $1-2M and two $3M+. Eight new properties went under offer in September. With very little on the market, what is advertised is getting snapped up almost immediately. Of the properties under offer, three were under $1M, six in the $1-2M mark and two above $2M. One riverfront property is under offer after almost two years on and off the market. The properties in highest demand with the shortest times on the market were two character properties south of the highway, with value to be added. Both received multiple offers and under offer in less than a week *sales data does not include apartments or unit sales Claremont’s best value? Ground floor, character apartment, one bedroom, one bathroom, one car bay, high ceilings, boutique complex, offers from $295,000. Young buyers or investors why rent when you can buy at this price? September Sold Story: I was privileged to be asked to sell a clients property, 3/382 Roberts Road, Subiaco. Two bedrooms, two bathrooms and sweeping views over Subiaco square. The sellers understood the sales evidence, had confidence in the pricing, preparation and sale method. In less than a week, we had sold for above the asking price. Claremont Community News: Bilby’s Burgers has new owners and now serving fish and chips. Green Assembly, an indoor plant gift and delivery service has planted it’s roots in Lakeway Street. https://greenassembly.com.au/ Magpie Conscious Collective, a boutique second-hand woman's clothing store has opened on Ashton Avenue. Rumour has it there might be a new restaurant in town? Get behind and support our small businesses, pop in and say hi. What's Next? I would encourage sellers to take the plunge, take advantage of the low property availability, incredibly low-interest rates and have confidence in the market. Property is getting snapped up at record speed and achieving good results. If you are thinking of selling or just not sure what to do, please get in touch. Best Wishes, Daniel #hubresidential #perthproperty #Claremont #spring #market #community #localbusiness #local #perth #realestate

13.01.2022 Sold Off-Market 3x1x1. A client had asked me to help her as she had just missed out on a property and desperately wanted something similar or ideally in the same boutique complex. I originally doorknocked the complex and left a handwritten note. I additionally wrote the owners a letter and then posted it. A seller got in contact with the intention of selling and did not want the hassle of home opens with kids and their busy schedules. After some strong negotiations, we wer...e able to arrive at a price both parties were happy with. When buying ‘Off-Market’, the buyer must be aware they may have to pay a slight premium as the property will not be reaching the open market. The property is now settled, resulting in one thrilled first home buyer and a relieved and enthusiastic young family looking forward to their next adventure, and, just in time for Christmas :) If you are considering selling and would consider a silent sale, please reach out when convenient. Merry Christmas to all and best wishes. #happy #helpingothers #offmarket #christmas #perth #realestate

Three of the properties that came onto the market are up for Auction, not typical in WA. The south of the highway has lit up like a stary sky. A beautiful selection of character and contemporary family homes, a unique development site, a grand estate and one riverfront property. October has been an excellent month for Claremont buyers. *sales data does not include apartments or unit sales October Client testimonial: We are over the moon with the outcome of the sale (selling in just six days!) and could not recommend Dan enough to anyone else looking to sell in the future. 07.01.2022 September Claremont Market & Community News August Market Review: Less than four months away from Christmas and what a year it has been. Demand is building as many potential buyers seek to take advantage of the historically low-interest rates and stable prices to secure a property. Our micro-economy in Claremont is doing OK. With external travel not permitted, we are witnessing more money put into our local economy, increased travel around our beautiful state and support for ...Continue reading

05.01.2022 July Claremont Real Estate & Community News. Just when it seemed to be going so well... June Market Review: Just when it all seemed to be going so well, it’s all gone haywire over east and internationally. Meanwhile, in Western Australia, with our borders closed, we witnessed the highest sales transactions on record since 2015, according to REIWA data. Still, the substantial stimulus packages didn’t much affect Claremont, with its glorious heritage, riverside location and the... median sale price of just under 1.5M. Tight supply is providing price stability, and buyer demand has been persistently high for entrance and desirable family homes. June Market Summary: A considerable spike in new property available with fourteen new properties, up from only six last month and ten properties under offer. Three properties under offer had future development potential. June seemed to clear out the old and in with the new. Two very unique properties being on the market for over 200 days and selling for less than what would have been expected. Very little activity in the top end of town, but a new supply of much-needed entrance level product, will be snapped up. *sales data does not include apartments or unit sales Property Of The Month: Two bedrooms, one bathroom, top floor north facing apartment with large outdoor area and uninterrupted views towards Lake Claremont, from $595,000. Claremont Community News: There’s a new kid on the block. Claremont Showgrounds Farmers’ Market, will be opening, supporting local farmers and local produce. Check the website for details www.farmersmarketswa.com The Claremont train station airport upgrade is well underway. Great to know that some of the older grass trees along Gugeri St and Barnfield Rd have been dug up for relocation around Lake Claremont. What's Next? We will see strong and consistent demand for entrance, land and larger family homes as growing families need to move. The lack of these properties will work to the sellers’ advantage, but it’s certainly not the time to be unrealistic. Now is a great time to market the correct type of property but make sure you are getting trustworthy advice from the right agent. 02.01.2022 August Claremont Real Estate & Community News By Daniel Ranshaw. July Market Review: WA as a whole, we seem to be defying the odds, facing everything and rising. Our economy is more resistant than in other capital cities. Our economy is driven mainly by mining. The price of iron ore is back above $US100 a tonne and our other big commodity, gold is doing well. Here in Claremont things seem Ok, our central location, leafy streets, diversity and access to amenities mean it will ...be forever sought after and in demand. July Market Summary: Twenty-two properties available, ten new and nine under offer. Half of the new properties were under $1M, and we witnessed three new high-end properties, $2.75M+ enter the market. Very few four-bedroom family homes are available. Seven of the nine properties under offer were in the $1M or under price point. A considerable amount of first home buyers and smaller downsizing options the most sort after in July. *sales data does not include apartments or unit sales Property of The Month: Federation lovers, we welcome 18 Brown Street, Claremont onto the market. Four bed, two baths, plus study and formal lounge set on 936m2 in the heritage precinct. Gorgeous period features and family-sized accommodation. This property is set to sell. Please contact Mark Anderson 0411 645 174 for details. Claremont Community News: Tennis anyone? New turf courts are to be installed at the Claremont Lawn Tennis Club. The Town’s Museum at Mrs Herberts Park which was built and functioned as the first school between Perth & Fremantle in 1862 has received a lottery west grant and will be upgraded. Great to see the maintenance, functionality and upgrade of our historic buildings. What's Next? Baby steps and treading lightly. We don’t want to wake the beast. There is a real shortage of four-bedroom family homes and three-bedroom single-level properties available. Potential sellers are still reluctant to put their properties on the market, but demand is strong, particularly for family homes as there is very little available. If you do have a family home or three-bedroom property and considering moving, please get in touch to discuss some buyers I am working with. Best Wishes, Daniel Ranshaw 0415 181 664
