23.01.2022 If you are an owner with an investment property, I would suggest that you send an email to the Queensland Premier with the template from REIQ below. Please ACT NOW as there is a parliament sits on Wednesday, 22 April 2020 to introduce amendments. The majority of property investors are having one to two investment properties and most of them are not qualify for the land tax relief offered by the QLD Government. The new amendments are proposing the owners to waive part of the r...ent to the tenant and offer such unfair advantages to the tenants with the amendments. Property owners still need to pay for mortgages, rate, urban utitlity, and all other related expenses. I dont see all expenses have waived at this stage and the owners will suffer from the financial losses at the end. If the Government can ask the owners to waive part of the rent and why I dont see the banks waiving mortgage payment as well as all expenses related to the property? The rental market has formed by property investors as there is not enough public housing for everyone in the country. All investors are hardworking people and scarify their income to purchase investment properties and also work on a better financial future which not require as much support from the Government. They also solve housing problems for tenants and create business opportunities for the real estate industry. There are many property investors also affected by the COVID-19 and they lost their jobs and businesses. Some owners are expecting the rental income to support their daily life. I understand that everyone needs to contribute to the pandemic but I am so surprised how the property investors were treated with the proposed amendments. They bring a lot of economic values to the country and the Government seems not to award people working hard and doing great contribution. If we all following the message from the Prime Minister, we all need to work together to overcome the situation. I would like to see the banks and different levels of government work on the same page to solve the tenancy issues. You cannot just ask property owners to pay without many incentives. For example, will the bank, city council, and state government to reduce 25% of all property-related expenses if currently asking 25% of rent reduction? It looks more like working together to me. 19.01.2022 Paying money upfront as fee without commission will make brokers provide better service? Policy like that just doesn't make sense and end up all big banks just controlling the market and not providing better options to borrowers. Do you think if the banks will provide better deals to customers if they don't need to pay commission to brokers? No No No - all money will go to the share holders and there is nothing wrong with that as that is their job to get the most for the shar...e holders. How do you guarantee the bank will give the best advise to customers without brokers (they just selling their own products)? it is obviously doing policy to protect the big banks. I always don't understand why people can complain and said the bank shouldn't lend them the money if they can't afford it and even worse that people think that is right. Why people still borrow money if they know that they can't afford the repayment? Does it mean business people shouldn't pay tax if the can't afford it as the government let them keeping the tax? Business people should sue the government for why letting them to do business if they will loss money? Please stop making policy with "entitlement" and people just having less and less responsibilities to themselves and the society. When you lost money in an investment, do you blame the people selling the investment to you or you blame yourself just being ignorance and greedy? When brokers giving you different products to choose from why don't you just do your own research and find out what is more suitable for you? Everyone is busy and there are so many facebook messages to response to and really don't have the time to educate yourself for better financial future. If anything happen then I should blame on other people because they should do the best for me (sometime the closest people to you don't even do that, what do you expect from people not that close?). 19.01.2022 Heading like this always look scary. I don't really think the price will drop for 50% as I don't know how the Australia economic will look like if it happens. I don't think the property price now is controlled by economic factors in a normal economic. The property market is now controlled by the policy makers who think they are doing the right things for people. Increasing stamp duty for overseas buyers, controlling lending from the banks, controlling overseas migrations, and... other policies trying to slow down the property market. Obviously whatever they are trying to do is working as property price is getting lower. The question will be how much interference a government need to put in to a free market (suppose to be but obviously not) to control the market without killing the economic? I hope they know what they are doing before it is too late. The information in the article worth to read for reference just it is easy to change the situation by changing policies and lending criteria. People still want to buy but just can't borrow as much as what used to be. I always believe people should be responsible for their own action just like obesity is a huge problem to the health system and why the government not stop selling sugar and cigarette (not for obesity i guess no one would say smoking is good for body)?

14.01.2022 People asked my view about Brisbane property market in 2019, I would expect similar or worse comparing to 2018 with more uncertainty. In summary, below are the points I put into consideration: 1. Borrowing money from the banks are still hard as lending requirements remain strict. 2. It is harder to get money out from China and therefore you won't see Chinese people keep getting the price up.... 3. Migration to Australia pretty much stopped indefinitely, local people can't afford to buy properties and overseas money can't get in. It is one of the move to turn economic down. 4. Election year, most likely Labor will lead the country after the election. Their policies about negative gearing, franking credit, capital gain tax, and etc will only make people stop buying property for investment as how would you buy a property without capital growth and decent rental return (I am talking about residential property). If it is how they play to buy votes and push property price down then i believe they achieve their purpose. Real estate is one of the biggest industry in Australia and stopping people buying investment property will slow down the economic. Majority of low to medium income people would not receive the benefit by that as they simply not able to save up the deposit or qualify for a loan. It might also potentially increase the rental price as someone have to pay for the losses from the investors or there will be no investors. I don't think getting money from the investors is a wise move as it will have more losses then gains. I hope the policies maker know the consequences for what they are trying to do. Can getting money from the rich (in reality only getting money from people work hard for the future, most likely SMB and hard worker as they can't get much tax from the big firms) and give to the poor will solve all economic problems? I guess we will find out soon.........

04.01.2022 Past vs projected population growth I have been to several industry presentations and events over the past six months covering the housing markets outlook. Man...y of my contemporaries launch into their talk using the projected population growth figures. I sit there wondering how close these projections are when compared to recent trends. The table attached outlines the past population growth versus the medium projected series for each local authority area from Noosa to Tweed and out to Toowoomba. It seems to me that we have to see heaps of improvements, and on a range of fronts, if we are going to see a 20% lift in population growth across south east Queensland over the next decade. It certainly has some significant saving by cutting benefits from investors and high income earners. My question is why cutting benefits for people who work hard and try to create better future? What happen if everyone with hopes of the future just become mediocrity and not investing anymore (no matter how hard they work they just get a little more for people not working as hard anywa...y)? How the government going to provide rental properties for renters (People will not be able to afford the rents if no investors buying and also what is the point investing in properties anyway if the government restricting investor to invest). Do you still remember the NRAS? I don't see anything in the policy for getting more taxes from the huge companies. e.g. Google and etc..........? What about NBN and other completely money wasted policies? just don't see the saving happen if people simply not investing anymore. Mining down, Retails down, Property down, Banking down. We have no skill and power to check where the money coming from and shouldn't be our job as well. Should leave all that to ATO and other government authorities. Do they need to check where your money coming from when you going to coffee shop to buy a coffee? How a coffee shop owner knows where the money is coming from and if it is suppose to be a doggy deal? What about just stop all overseas buyers to buy property in Australia if they are so concern about it. No no no, what about the stamp duty if they stop people buying and who is going to buy the overpriced properties........... They should think of a better way to prevent that than asking real estate who is incompetent to do it.

01.01.2022 This week's #matusikmissive looks at the cash rate's impact on house prices. The chart shows that falling interest rates do eventually help instigate hous...e price growth. Since 1990 the official cash rate has dropped 44 times. In April 1990 the cash rate was 15.5%. In late September 2019 it is just 1%. For mine the cash rate will keep falling at least two more times or by 0.5% in total over the next six months in order to try and keep the Australian economy growing.
