This article states Perth prices to drop in the title, then in the contents of the article mentions "capital cities" and mentions a real estate agency as the source of info, 0 facts just assumptions and based on Australia wide. You know what this says to me, on a whole capital city prices will drop, and to my knowledge it's just Sydney and Melbourne that are dropping and at such a rate that it m...akes the whole of Australia capital city average go down. Aren't journos meant to actually investigate their info? Or do they just pump out clickbaity headlines with useless content now?

18.01.2022 A huge 671sqm block for my newest clients Brock and Micky. One of the key requirements these 2 asked for was a larger block, bigger than 500sqm, so we went and looked at quite a few different blocks above that size and within the right price range to see what we could make work. Once we had found the perfect block we had found out we we're just a little bit to late as another person had already booked in a time to go sign up on the block. I spent 3 days trying to find somethi...ng that was even remotely similar and would work for these guys. After looking at another 3 blocks that we're kinda similar but different in many ways, we we're lucky enough to find this gem that ticked all the boxes and more. What was even better, the total package price for this block came in $15k cheaper than the original package and the block is 60sqm bigger. Welcome to one of the newest developments in Parmelia guys, I will enjoy watching this monster get built.

15.01.2022 For all those out there, we may have a big problem on our hands soon. Brokers having to charge fees means most brokers will stop being finance brokers because many people refuse to pay extra on a loan even if it saves them 30k over the life of the loan. If we lose finance brokers to help up get loans for new or existing homes with out having to foot the cost ourselves the banks get way more control of the market and therefore very little competition. ... Nooo gooood

15.01.2022 Nathan and Sarah just went formal, WOOOOOOO (Ric Flair's voice). I first spoke to these guys and they wanted to stay around Rockingham/safety bay, so I went out on a search to find some suitable blocks that fit within their budget. We did come across this winner off a block buy it was just a little bit to expensive for what they were originally looking at. But it was perfect, so we discussed options to make it work in their budget, one of those options was to get the price o...f the block down by $20,000. Most of the time this isn't possible, but some times we can make something work. In this case we made something work. I kind of feel sorry for their next door neighbour who brought the exact see size block of land for $20,000 more than these guys. Hope you guys enjoy the new home, I know you love the location.
14.01.2022 This article is DOG SHIT!!! Not only does is have incorrect information in it, but it also doesn't look at the other side of the coin. "The scheme then charges interest rates above the market average currently 5.15 per cent" - this article... Actually, keystart gets their rate as an average of the big 4 banks standard variable rate. So it's not above the market average, what is advertised isn't always available for every person. Also keystart is an option for people with low deposits AND the other option is to rent a home. This article is focusing on negative equity in homes in a bad market. Do you know how much positive/negative equity you have in a rental property? NONE. What happens when the market changes and goes up. Well they will have equity and be laughing their ass all the way to the bank. Or in a rental crying their eyes out because they didn't buy. Having a dig a keystart for giving out loans to people who either can't save a huge deposit or want to own their OWN home instead of renting some one eleses investment. Take it from some one who grew up in rental and lives in his own home now (which has dropped a significant amount in value in the last 4 years). I also own an investment property with has about $25k in negative equity. I WOULD RATHER OWN MY HOME WITH NEGATIVE EQUITY THAN RENT SOME ONE ELSES HOME. 14.01.2022 Double banger off build tips here. 1. Considering how you open your cupboard doors. Cabinets have plenty options when it comes ways to open them. The traditional handle, push release doors, having a hidden handle carved out of the bottom of the door, etc. When choosing your opening method for these doors understand it's hard to change choice once installed. If you get handles you can change the handle type but if you want to go to push release doors later you are going to nee...d to repair the 2 holes in the door from the handle. Choose wisely. 2. Your rangehood and overhead cupboards, some people get their rangehood built into their cupboards this doesn't usually leave with space in that cupboard but some people prefer the look. Keep in mind the cost here, if you are getting 5m of overhead cabinets for storage, your rangehood will either be 600mm or 900mm meaning you will use up roughly 1m of that storage with the rangehood. You need to decide if the look is worth the cost.
14.01.2022 In other words 6 months from the date you sign you contract you need to get the slab down. Just a bit of extra confidence that aslong as you get yourself a titled block and can get you finance ready within 8 months you'll get the grants. Ps you would need to sign up before October but as the building contracts get made 6-10 weeks (depending on builder) after sign up.

12.01.2022 Slab down for my first interstate (Victoria) client. This client was a refferal to me and when we first spoke she wasn't even sure if she was going to come over to WA. After I figured out her numbers and gave her a rough idea of what we could put together for her over here she very very excited to come see in person if what I was saying was true. ... After my client came to visit WA and see how close she could live to the beach in a brand new home with a price tag that more than easy to afford, she really thought it was to good to be true. Well safe to say after quite a few hurdles (a lot more than usual), she is over the moon that construction has started and before then end of this year she will be moving in to her new home with her daughter to start a new chapter. You know what one of the most awesome things about this build is? Not the fact that my client gets to start a new chapter in a home by the beach (which she has always wanted). It's the fact that she is buying this home to make sure her daughter owns a home of her own when she gets older. What an amazing human being.
09.01.2022 UDIA Update: Land Snapshot for the week ending 14 June 2020 This week's total 441 Total lot sales for this week numbered 441, representing a 305.6% increase on sales compared to last weeks. In response to the government stimulus this week represents the highest number of sales in a single week since the Land Snapshot survey began in 2002.... This week lots priced $200,000 and under increased by 227.5%, sales of lots priced between $201,000 and $280,000 increased by 279.2%, and lots priced $281,000 and above increased by 305.6%. The median lot price for the week also increased 2.6% to sit at $223,582. What does this mean for you? If you want land now is the time or you will be paying more andddd getting the blocks no one wants.

04.01.2022 Has any one noticed how hard it is to get a rental at the moment? Well this is due to the amount of people that have moved back to or to WA. We are literally in the begining of a housing shortage, and yes there is a huge amount of new builds about to happen/happening but the numbers of new builds vs the numbers of people moving here are still very far apart.... You heard it here, this is going to equal rent prices to rise, house prices to rise and any one that thought buying a new home was cheap is now gonna find out how expensive it can get. If you are capable of buying a house I suggest you buy one as soon as possible. That doesn't just mean build that means get your hands on anything you can, because this time next year you are gonna find it alot harder. Ps if ya wanna build hit me up. You know I got yo back
03.01.2022 BUILDING TIP!! Activty area, IT nook, study, computer zone, what ever you wanna call it is usually a space in a home design that can be multi use and changed over time, eg to be filled with toys when kids are little and to have a desk for computers to study or just change into a gaming station. When allowing for the spaces it great to keep sizes in mind, you don't want something to big (unless needed), you want it to be its own seperate area, maybe shared with a walkway and y...ou want make sure it's fuctional (consider power point locations, how many you will need). Most importantly you wanna make sure if noise happens inside this area it doesn't disturb other parts of the house to much.
