21.01.2022 Should Investors sell with tenants in place or not? As an agent I would always recommend selling a property without tenants in place and have the property vacant for uncluttered presentation and unimpaired access. Two reason for this. Firstly, the tenants cant be expected to have appealing furniture or stylish presentation, be neat or clean. Tenants sometimes make it difficult to allow access too. The second reason is this. If the property is not looking good, theres a big ...chance that interest or offers from buyers wont be looking good either. Sometimes Investors dont always have the financial ability to have the property not receiving income or find themselves in a position where they must sell for financial reasons while a long lease is in place. While this may not be such a problem if the market is flush with investors, however when the market predominately has only owner occupiers wanting to buy, having a tenanted property could be detrimental to your desired result both time and price. We must also have sympathy for the tenants, who for no fault of their own are placed in a compromising position of having their home intruded upon by strangers at 24 hours-notice once they are told that the home they are paying rent for is suddenly on the market for sale. It is my opinion that the QLD State Government should bring in a law that doesnt allow property to be sold with tenants in place, unless the tenant and landlord can be in agreement about reducing the rent for the duration of the sale in return for agent and buyer access. I believe this would result in happier tenants and higher sale prices for landlords. In conclusion, if you are a landlord thinking to sell, I highly recommend planning the sale of any investment property around the lease completion. Especially in times when the Cairns property market has a stronger presence of buyers wanting to live in their purchase rather than investors. We just need to bear in mind tenants need to be given 2 months notice to leave prior to the end date on a lease. Your always welcome to contact me if you have wish to further this discussion. 17.01.2022 Ozmosis Caf & Kitchen Edge Hill Dropped into this much-loved caf on Collins Ave Edge Hill for a quick bite to eat. Being a first-time experience for me I did leave impressed. My table on the open deck was a pleasant spot to sit and as the coffee, small cappuccino arrived, looked great, tasted even better. Best coffee for a long time in fact. 13.01.2022 Cairns tourism is coming back to life, with more people visiting from around the country. I think most people living in Cairns would agree that we have been lucky in Far North Queensland to of escaped the the dreaded Covid-19, with our lifestyles relatively unaffected. This twilight snap of Riley Hotel on the Esplanade tells a story of people enjoying a beautiful balmy Saturday evening over pre dinner drinks. Being outdoors is a great way of staying safe and practice our social distancing. Cairns so far so good, has a lot going for it in these different times.
