24.01.2022 Keep them guessing!
24.01.2022 Having a shed and granny flat seemed to be the most popular features during the year to date, but what other features were buyers looking for during COVID-19?
23.01.2022 A small amount of anxiety can be your friend, just like fear. It helps us work out what is going to happen in the future. It helps us plan. Covid-19 caused increased anxiety for leaders that needed to plan for the future of their employees and business. So if you feel anxiety still, you are not alone.

23.01.2022 Are you a real estate agency owner? Are you using the latest REEFWA employment contracts? Did you know that you can write up a new contract with an existing st...aff member? Real estate contracts contain a lot of information from the RE Award and new contracts are required when the RE Award changes. It makes sure that your agreement with your employee is still legal and will save you money in the long run. To find out more go to: https://reefwa.com.au/member-benefits/employ-contracts/ See more

15.01.2022 How to ask for a pay rise - 10 quick tips! I'm not here to tell you to ask or not, but before you do, think about this... * Ask nicely, don't go in demanding * If you have learned a new skill that the office has paid for you to learn or taught you - don't ask until you have proven yourself OVER TIME * Be consistent - Don't expect a pay rise over ONE improvement. Instead, showcase by example an overall improvement, eg. how you help others, solve problems and being a c...ompany citizen and be consistent * Timing - Don't ask for a rise if the market is down and things are tight. Instead, use this time to showcase yourself and get noticed. * What the boss expects - Going above and beyond is an expectation. That is what you were employed to do. If you can't do, that you might need to consider another job. * Genuine mistakes - If you believe that you are being paid an incorrect amount, be nice when you approach your boss - it may have been a genuine mistake * Be realistic - When the time is right and you have summoned the courage to ask for a pay rise, be realistic about what the rise could be. * Save the boss money elsewhere - Also have in your toolbox, some suggestions for further improvement within your own department that you need approval for ESPECIALLY IF THE BOSS CAN SAVE MONEY. Any other improvements you should implement anyway! * Don't go in making ultimatums - it won't end well * Don't compare your salary to others - it might make you look like a gossip and may make future work with those people very uncomfortable. There might be a reason why they are paid more and the boss is not going to disclose it to you - so don't ask. Remember that Rewards for great work are not always monetary. Sometimes they will come in the form of thank yous, awards, pats on the back and recognition among your peers.
14.01.2022 I was asked by a friend today about study tips and exams that I used to help me get through my MBA. She has asked me to post - so here goes... Study Tips: - Study 6/7 days a week away from the TV, with food and drink, small sticky notes for book page notes, pens and 4 different highlighters on hand. - Use a highlighter in your book or notes. My codes were green for definitions, yellow for examples, orange for 'advantage' and pink for 'disadvantage'. This enables you to ...quickly reference and find what you want for each section, especially for being critical or an area in an exam etc. - Diarise what sections you need to do and in what time frames - this helps you stop running out of time for study Exam Tips: - Usually, you get advised as to how many sections and how many marks are associated with them before or at the exam. Work this out as a time frame for your exam. eg if you have 4 questions, each with equal marks and you have 3 hours to do the exam: 60 minutesx3=180 minutes 180/4 sections=45 minutes to each section During planning time, work out these times based on real time and be sure to write those times down on your planning sheets. - make sure that you can easily see the clock -make sure that you take spare pens etc and a watch - You plan your assignments, so plan your exam. Make a framework to use that is suitable for nearly every question. I made an acronym called ETACSWI E - Example you can relate to the question T - Theory involved A - Analysis C- Critical S- Strengths W - Weaknesses I - improvement Write this acronym in a line like this on your planning sheets and start making notes next to them. You can then come back and use those notes to help comose your exam answer. This is extremely helpful if you have a tendency to panic (which we all do). - say positive affirmations to yourself on the way to the exam: * I am not going to panic * I have studied hard * I have read all the information I needed and I understand it all * I am going to sit down and all the exam answers will come to me easily * I am going to be calm * I am going to ace this exam I hope that this helps, If I think of anything else important I will write it in the comments
13.01.2022 I am very humbled to be recognized by my peers and receive the State Managers Award for Top Principal for Quarter 4 of 2019. Bigger and better things to come for 2020! #C21 #defymediocrity #rentingoutyourproperty #bunburyrentals
11.01.2022 We need more family homes to rent to great families. Low market stock is reducing vacancy rates and pushing rental prices up. $$$$$. We have a strategy to make this happen and get your property leased!
10.01.2022 How do you look? Winner, Wild or Weathered? This is an age where people are judged at first sight. What they see is what they get - according to them, and they might choose right here to trust you, work with you or flip you off. We should all be going for the winning look - neat, sharp and clean, so how is this achieved... Step 1 - Shower every day or more often if you sweat a lot or have a tendency to pong. Take a spare shirt to work or keep in the car for those accident d...ays during lunch, or hot days when that deodorant promise just doesn't work Step 2 - Take a toothbrush to work so that afternoon appointments cant tell what you had for lunch. Step 3 - Smell good. Don't smoke on the job - Believe me you cant cover that smell up no matter how hard you try. Step 4 - Get a modern hair cut regularly for men and make sure it is clean. For women, take the extra 5 minutes or so in the morning to get rid of the frizz and ensure that it isn't oily - dry shampoo is a godsend. Step 5 - Iron your clothes. Unless it is a non-iron article, there is no place for creases. It says 'I don't care'. Step 6 - Polish your shoes. This will cover up scuff marks and scratches and increase the longevity of your shoes. For heaven sake, don't wear shoes to work that are broken! Step 7 - Wear appropriate clothes that are clean - not stained with make up or old deodorant marks. This counts for tears in fabric, hems coming down, frayed collars - the lot. Step 8 - Trim hair that is coming out of noses and ears. Beards should be trimmed, stray hairs plucked and lip stick not on your teeth. Be smart about it. If money is an issue, then buy store branded hair products, shop at the salvos or just clean your nails. Just don't rock up looking like you would rather be doing something else, because soon enough, you will be. See more

03.01.2022 How do managers effectively help employees who need assistance without demoralizing them? Colin Fisher, associate professor at University College London's School of Management, found that the most effective helpers were the ones who clearly communicated their intentions, timed their interventions at points when people were most receptive, and figured out a rhythm of involvement that best suited their needs.
03.01.2022 I was talking about this recently. When the power is equal or with balance we tend to not feel threatened.
01.01.2022 Making improvements to a rental property is a balancing act. To get the best returns on your property it needs to be tailored to your target market, but this requires the right kind of budget, allocated wisely.
01.01.2022 For those of you who have employees, you may wish to visit the website and make use of the government recommendations and resources. This will also ensure that you are being proactive with your staff.
