24.01.2022 KILLARNEY BUILD A GREAT DUPLEX What are the advantages of owning a duplex versus a granny flat? A granny flat is a separate dwelling that exists on the same piece of land as the main home and cant be sold separately. For a duplex, it depends on the zoning but sometimes a pair of homes in the duplex will be owned and sold together if they exist on one land title. Sometimes separate titles exist so a duplex pair can be individually owned and sold. In that case, one dwelling o...f a duplex pair can sell for the same price as a new home. The main advantage is that the property value of an individual duplex is much greater. If you plan to have multiple investment opportunities, a duplex in which you are the sole owner of both sides is very tempting.

An experience our first time homeowners wont forget anytime soon.... Here at Killarney, we have some simple rules we follow when creating and maximising a design to suit a compact block. 1. Get your spaces working harder for you You need to think about not having a room for every function but getting one room to do a lot of jobs. 2. Create spaciousness The next thing that you need to do, besides getting your design to be cleverly and compactly and efficiently planned, is to look at how you then can make the spaces in it still feel spacious and generous. 3. Create the volume of those spaces. By volume we mean what are your ceiling heights and how is that ceiling potentially shaped in order to make the space feel more generous than its floor plan makes it. 4. Create your indoor/outdoor relationship. Look at what your indoor/outdoor connections are. How can you make them work so that your internal spaces flow really easily to your outdoor spaces? That you get really long, clean views of sight into your garden and your outdoor spaces GREAT NEWS! 20.01.2022 YOUNG KILLARNEY TEAM MEMBER HELPING CHANGE A PUNCTURED TYRE Driving on a flat tyre is dangerous and will generally destroy the tyre no matter how slow you drive. We have an 11 Step procedure on how to replace your tyre and get you through the inconvenience of a punctured tyre.... STEP 1: Park safely as far from the road as possible whilst ensuring the vehicle is on firm and level ground. Do not attempt to jack the car on a slope nor on sand or soft terrain. STEP 2: Switch off the ignition, apply the parking brake and put the car in 1st gear or PARK. STEP 3: Use hazard lights to warn other drivers, display a warning triangle if available. If stopped over the crest of a hill or in a corner or your body is protruding into the passing traffic, provide warning to approaching traffic. STEP 4: Remove the spare tyre, place the spare half under car. To catch the car if it unexpectedly falls from the jack. STEP 5: Check the front and rear wheels on the other side of the vehicle from the flat tyre. STEP 6: Remove wheel trims if necessary and loosen wheel nuts slightly. This reduces the time the car is held aloft by the jack. STEP 7: Only now at this stage with everything ready do you position the jack under the car. Refer to handbook for correct jacking points. You can damage the vehicle lifting from the wrong place. For many cars the jacking points are designated by a notch in the seam. STEP 8: Raise jack slowly and carefully. Never allow any body parts under the car. STEP 9: Remove the wheel nuts, dont lose any try and keep them out of dirt. Take the flat tyre off car and place it under car where spare was, put spare tyre on the car. STEP 10: Begin tightening wheel nuts making sure wheel is correctly on studs. Tighten till firm. STEP 11: Lower vehicle from jack. Now tension wheel nuts by always work across wheel tightening opposite sides to ensure correct fitment. Do not over-tighten.
