25.01.2022 In 2009 we were approached by a client who had acquired the old Bogong Village Primary School. The building was in a very dilapidated state. Although it is a simple building it would require thoughtful attention to detail in order to respect its history, character and heritage yet still live up to the intended contemporary use. It is now a gallery & accommodation venue. The images here show the journey from near the grave, through construction and the finished project. To sta...rt the heritage process we (my clients, the Alpine Shire and us) had the new bushfire standards to work around and of course the great history the school brought with itself. Our client hailed from Melbourne so required our assistance procuring builders who wanted to tender for the construction. We made a series of phone calls to local builders who we knew would be able to manage the works. Also they would have to offer the building and our client the respect expected. 3 builders asked for tender documents (1/2 dozen sets of docs). Two builders came very close to the price and one offered a more prudent way of re-cladding the exterior. See more

18.01.2022 So you buy a nice swish apartment in a nice swanky new development area in one of the most livable cities in the world. It catches fire one night - well modern skyscrapers should handle that? This one did, sort of. The fire continued up the side of the building because the cladding did not comply with the BCA (Building Code of Australia). So what happens now - well the owners of all the apartments are being ordered by the city of melbourne to replace all the cladding on the entire building. This is going to cost millions$$. My guess is that some legal eagles are going to complete their retirement funds from the brown stuff that will be flung off the fan in the next few years over this. Heaven help the Architects/Builders/Building Inspectors/Surveyors as the sharks start to circle..........

13.01.2022 Some pics of a style of work we like to employ on extensions if our clients are agreeable, clean, simple & functional. Of course we like to address the original building if that is part of the brief. Lets call it heritage inspired functionalism.

12.01.2022 Had to ride up from Bright to Dinner Plain in order to take a few shots of a nice garage & 1st floor deck extension we designed a few years ago. The original building was positioned very close to the front of the land. Our design allowed our client to fit his Toyota Cruiser into the building & unload out of the weather. I generally dislike locating garages predominantly at the front of buildings, garages can be ugly. What's your opinion here?

06.01.2022 Personally I have never been a fan of polystyrene cladding because of its lack of condensation dissipation and fire risk. Lo and behold Polystyrene is now a serious issue in Australia. Even though it has been a serious issue in NZ for many years. Here is the latest from the Victorian Building Commission!!!! 05.01.2022 These beautiful sunny Autumn/Winter days are perfect for well designed solar efficient houses like Cindy Crt, Bright. The sun shines through the perfectly aligned windows, heats up the hydronic heated slab & the thermostat tells the control system "i am hot enough now don't bother turning on tonight". So we get free heat for the house. Yippee, we love free!

"'Just reading a 2014 research paper on energy rating software simulations and their predicted energy use compared with actual energy used by occupants in Australian houses. The result? "In assessing the energy efficiency of a house design, particularly methods incorporating building performance simulation, assumptions are made about how the occupants operate the building.The results clearly show that current occupant a...ssumptions within the scheme fail to adequately reflect actual heating and cooling practices in low energy dwellings and, as such, overestimate energy consumption within these households. Based on these results it is suggested that, for equitable assessment of these house-holds, settings within the simulation engine used for assessment must be modified to align with actual user behavior".
