23.01.2022 Fast Track Assessments The NSW Government’s new Planning System Acceleration Programme announced the first 24 projects to undergo the fast-tracked assessment process on 28 April 2020. It is one of several responses to keep the economy moving in the challenging COVID-19 pandemic environment. Projects must meet three essential criteria:... Does the project create jobs during construction and ongoing? Can decision on the project be made quickly? Can the project commence within six months, if DA approval is received or if a planning proposal is successful? Can the project strongly deliver or support public benefits? The process does not only work for ‘big projects’ such as State Significant Developments and Infrastructure projects, major projects, and planning proposals, but for any project that fits the above criteria. Dickson Rothschild are actively working on accessing the Planning System Acceleration Programme for a number of clients including in Hurstville and on the Central Coast, and for projects ranging from $20m to $200m in construction build. By removing two lanes of vehicles from the Cahill Expressway, a major new pedestrian and cycle link are created allowing cyclists to avoid the treacherous ride amongst traffic through the CBD and instead offers a leisurely ride overlooking Sydney’s picturesque harbour. 03.01.2022 Congratulations on a successful Marsden Park subdivision approval Congratulations to the project team for a newly consented neighbourhood subdivision in Sydney’s north west growth centre. The subdivision comprises of 80+ much needed residential lots with a wide range of lot sizes to achieve housing diversity large lot detached housing coupled with environmental conservation land, small lot detached housing and attached housing. The masterplan achieves a relatively compact ...urban form within a low-density zone while managing an important environmental conservation area very near a growing town centre and planned metro rail station. Infrastructure development has been carefully considered with temporary and permanent solutions so authorities can finalise their road widening and drainage upgrades without relying on the subdivision and visa versa. The proposal was fast-tracked through the Land and Environment Court with the full court hearing being adjourned to a S34 hearing when the experts resolved all contentions just days prior to the hearing, resulting in a speedy consent that arrived prior to developer contributions being increased dramatically from 1 July. 03.01.2022 Complying Development Planning Advice As the planner for this 2-storey warehouse and commercial building, designed by Akin Atelier Architects in Rosebery, Dickson Rothschild was instrumental in gaining approval without need for a development application. Rather approval was coordinated via a Complying Development Certificate in about three months from the first design through to release of the application to commence construction.
