25.01.2022 well we have hadto come to a decision on a property we have intentions to buy. Its a site that has potential for 10 townhouses. We have found out it has a covennant on it for only 2 dwellings. So do we give it a miss or do we proceed. Well to remove the covenant, we have to go to the Surpreme court sounds costly. Or we have to contact every beneficiaries and have them sign that they agree to remove the covernnant this could be very problematic, what happens if one person is ...now overseas for eg this could take months or years etc and you only need one person to disagree and the covennant wont be removed. So it looks like we are going down the planning scheme route where we put in for a planning permit and removal of the covennat at the same time. the council will charge a fee for both of course, so if looking to do development even in the middle of the town centre like us then make sure you read the section 32s in Victoria to make sure there isnt some kind of obscure covernant or restriction on the title that no longer is relevant. 23.01.2022 Had a good catchup with some fellow students yesterday, all about getting motivated to do what you know you have to do to get ahead using options etc. The excuse of doing it later or when your not too busy etc all these things are telling you that your not ready there is something in yourself maybe its doubt. Well kick doubt to the kerb and get started on your phone calls to the town planning dept and see where they want townhouse sites to be built etc ask them where they see... the growth areas to be in their council area, and book a appointment with the strategic town planner and tell them what your thinking of doing. Do this before Christmas in fact do it today and you will have started on your property journey already. Next step find out all the builders in your target area and get their email addresses and ask the questions? What sort of sight do you prefer? Who makes the purchasing decision? When are you thinking of buying again? 03.01.2022 Well sad news yesterday Massland pulled out of our Plaza heights deal yesterday so now its going out to new developers to see what they can do.
