So many people spend money on getting their dream design drafted up by a draftsman or architect to find out that what they have designed is actually NOT inline with their budget. I have been yet to meet with a customer that has an endless budget.... wouldnt that be nice!... So my question is WHY why why would you not speak to the person who is going to charge you the final bill for construction first THEN together with the builder work with the designer to get your home designed to your budget Seems simple and practical right
21.01.2022 Is timber frame construction cheaper to build than double brick ?? We get asked this on a weekly basis. So why not answer it in a post ... The answer will depend on what you are building. Also what state you are building in. If building in #perth #wa and you are building a fairly standard home you may find that double brick is potentially the same price and I have heard of it being cheaper when the builders are really cutting back costs The rest of Australia I would say that double brick is 99% of time more expensive to build than a timber frame constructed home. IF you are building a nicely designed home with high ceilings and intricate details using nice cladding on the exterior then we find that using timber frame to build these homes WILL be cheaper. 20.01.2022 Builders Grant Facts for $25,000 Federal Government Grant The contract must be entered into between 4 June 2020 and 31 December 2020 to: build a new home or... substantially renovate an existing home or purchase a new home off-the-plan The HomeBuilder grant is administered by RevenueWA, with funding provided by the Australian Government Construction must commence within three months of the contract date. Construction commences when significant earthworks, excavations or physical building works commence. Preparatory works such as site clearing, fencing, markings, delivery of building products will not be considered to be commencement of construction. You must provide evidence that construction has commenced. This may include a declaration from your builder that construction has commenced. You may apply to the Commissioner to extend the construction commencement date by up to three months where the reasons for the delay are unforeseen and beyond the control of the parties to the contract. delays in obtaining council or building approvals difficulties in obtaining construction materials and/or sub-contractors delays in financial institutions assessing and approving finance substantial delay due to inclement weather health problems relating to, or the death of, a person critical to the commencement of the project significant delays in the issue of title caused by Landgate or natural disasters. 17.01.2022 Why m2 rates just dont work.... I have been asked a lot lately about what are our square meter rates to complete a renovation and or new build? As a company that prefers to provide our clients with a full list of specifications and a fixed price quote these rates just dont make sense to us ... Each job is different to the next, we prefer to provide a rough ball park figure up front based on a conversation with you around what your specifications are and from that ball park figure you devise your plans with the help of a builder to of course help design the build in line with your desired budget. Also a m2 rate for a house with 4 bathrooms vs one the same size with only 2 bathrooms will be way out of skew... My advice dont use m2 rates you will only end up disappointed. Get a builder onside in the early stages to make sure your design alines with you budget

15.01.2022 Why its not always a good idea to have a builders quote broken down into line item by line item cost? Because it really just creates confusion for all parties involved. For example scaffolding - client sees that scaffold cost around $13,000 for the job- This blows clients mind and they thinks he can get a better price or cover this expense themselves ......... However, said scaffold is needed on a job for many different trades, if a builder doesnt make it available on site for each trade, then each trade has to pay for it themselves. Or....how about carpentry hours or site labourer hours ....the hours are estimated based on which ever formula the builder works off (each builder is different to the rest at estimating). Client says to the builder these hours seems too high for labour and/ or carpentry. However that one builder may use carpenters or labourers for a number of different jobs from cabinetry install, roofing and frame and the list could go on. A builders quote when done correctly and to a system is complex and confusing when broken down. Line itemised builders quotes are like requesting Mazda to line itemise the cost of putting together your Mazda CX-9- confusing and not necessary. Whats more important is ensuring that if you are aware of every specification that is included listing the exact item and its description and there are little PC and PS items listed. This will ensure you know exactly what you are getting and there should be little budget blow outs The
13.01.2022 Doing a home renovation used to be easy. Youd choose a builder and a design and that was about it. But today, you have so much more choice. In fact, you have almost infinite choice which can be both good and bad. For example, what sort of toilet do you want for your new home? At first this may seem like a simple decision. But when you are faced with a range of 50 or more toilets, things can get pretty confusing.... What about baths, showers, floor coverings, paint colours, light fittings, benchtops and doors. And thats before you even start to think about kitchen appliances. (Are you starting to feel like a cup of tea and a laydown?) To make things even harder, designs and models change all the time. Updated models and new colours may even be available before construction is finished. For example, although you may have already chosen your bath, a new model may catch your eye. This may cause you to rethink your taps. And your shower head. Dont worry. 12.01.2022 Why costing a house per m2 is just not a good idea...... These two master and en-suite rooms here look similar however one is probably worth $20,000 more than the other. Its hard to use a price per m2 over a whole floor plan it doesnt make sense the cost of the house is dependent on too many variables. The best way to make sure you dont blow your budget is to TELL your builder YOUR budget and have them help throughout the design phase to get the design inline with y...our budget as best as possible. 12.01.2022 Windows and doors- The costs add up! The glazing costs on your home renovations can change significantly depending on the choice of glass, the style of door and the material of choice for your windows and doors. Double glazed windows are starting to be more commonly used in residential building here in Perth. They are a great way to help with the electricity bills and help with noise reduction, however, are you aware that some companies can charge double or triple the cost... for double glazed windows and doors. The style of door you go for whether it be a slider, a stacker or a bifold door will alter the price generally a slider door is the cheapest option, followed by a stacker door and the most expensive type of door will be a bifold door. You may also wish to have a thicker commercial frame for all your glazing this will increase the price further. Also, timber windows and doors are generally more expensive to supply and install than aluminium standard grade glass. Further to this, timber frame windows and doors are harder when it comes to maintenance over time. You will need to paint the doors and windows around about every ten years, if those windows are high up on the top storey, the painter will require scaffold which further increases the cost to paint. Discuss with your builder the different options for your windows and doors and make sure you are aware of the final specification your builder is allowing for.

09.01.2022 Flicking through my Australian House and Garden book over the weekend and I stumbled across this picture of an advert in the magazine from the post war era. The sunbeam mixer was all the rage and helped women in the kitchen along with their deep fryers. While husbands were driving the latest Ford which was great for work and even easy for the wife to drive too. Its amazing how we have changed and evolved and how woman are no longer trapped inside the walls of small... and enclosed kitchens. Kitchens have opened up not only in size but to our male counterparts too! I love my kitchen for the social aspect and how we all get to sit around the island bench and entertain while cooking. The sunbeam mixer has turned into the fancy Thermomix and the deep fryer has changed to an air fryer Is your kitchen still stuck in the post war era and screaming for the need of functionality?

08.01.2022 Bifold Vs Stacker Considering bifold doors or stacker doors here are the two side by side -aluminium frames by Jason Windows- this is a bi fold window and a stacker door Pros and Cons... Bifolds open up more look amazing more expensive harder to open Stacker easier to open cheaper- by a significant amount! can easily get fly screens dont open up as much more glass on show dont look as good as bifolds You decide what you prefer.... and just to go down the garden path a little further slider doors are even cheaper @ Mount Hawthorn

03.01.2022 A questions to ask your potential builder...... How many constructions are you currently supervising? Another way builders cut costs is to assign too many homes to the one supervisor. If your builder is supervising too many homes without any systems, there is just no way he can manage all the details and implement a proper quality control process.... At Distinct Renovations we like to remain a small builder and only take on a small number of jobs at the same time in order to give your job the attention it requires. After all you are spending a lot of hard earned money on your dream home! While it is not necessary (and rarely ideal) to have one person complete all the building work on your new home, it is vital that one person takes responsibility. Continuity of oversight ensures things are followed through and that all work is completed on time, on budget and to the exact specifications required.
02.01.2022 What does it mean to have a functional home. Ok picture this - you are cooking chicken stir fry for dinner Standing over the stove you have all your vege and chicken in the pan and you need your sauces and spices. ... So.... in a functional home you pull out your spice draw that has all your spices stacked neatly in it and positioned right under the cook top the spices are displayed wonderfully to make finding the right spice a breeze you then need to locate the soy sauce which is in the pull out cupboard 1 meter away and again easily located, as a pull out pantry makes sauce bottles easy to find. NOW - switch to a dis functional kitchen... Finding the spice you require involves walking to the other side of the kitchen where your pantry is, fumbling around the shelves to find the coriander and then bending down to reach right back for the soy sauce in the back of the cupboard....meanwhile getting sticky sauce on your arm! This task may take an extra 2 mins to do vs the functional kitchen..... now times this 2 mins by 10 and you have already lost 20 mins that could be spent , starting to clean up or playing with the kids OR enjoying a glass of wine with your significant other Does this sound like your kitchen.....

01.01.2022 Use your laundry to add as much cabinetry as possible- you always need extra storage and you can just install cheaper laminate and melamine cupboards and doors to save cost! No one looks at your laundry like they do your kitchen so spend less and get more storage. You will be happy!
