14.01.2022 Just thought I’d drop a line with a follow up to the new build grant. There are rumours going around that the 3month time limit from time of sign up to the time the concrete goes down will be changing to a more reasonable time limit. We within the building industry have known from the moment it was released that 3 months was nowhere near enough time to get information completed ready for council approval through to getting supervisor files set up. It is looking as though this will change.. I will keep you all informed where I can!



09.01.2022 https://treasury.gov.au//HomeBuilder_Frequently_asked_ques One of the biggest questions regarding this grant and one that has been discussed even within the industry has been the 3 month cap between signing a contract and actually getting started on site. It may seem like a long time, but it simply goes by in the blink of an eye and especially when the administrative side of things gets involved. Approvals through councils, engineering, plans, structural layouts, etc all ta...ke time and under normal circumstances, 6 months is the norm! So how do we get around the 3 month thing? In country areas, its not so much of an issue with building work not being as large as a city, there is quicker times involved. By cities are different with the volume of dwellings being constructed being much higher. The difference is that a lot of work can be completed prior to even seeing a builder. Approvals can be completed through private certifiers rather than councils, engineering can be completed along with timber or steel layouts at a similar time frame to major builders and then its really only selections and general admin that needs to be completed by the builder. The one large downfall is that doing everything yourself does limit the amount of builders you can go through as many of the larger builders won't allow clients to supply their own plans and approvals in which to build off. This isn't necessarily a bad thing however as there are a lot of smaller builders who will not only tell the truth about costings, but are incredibly easy to deal with and very easy to get a hold of and will give you an experience that unlike the bigger builders will be a pleasure to deal with. There is minor talk that the 3 month deal may have to be adjusted and 12 months has been talked about, but talk is all it is for the moment, so Ill just play that by ear and if something does change Ill let you all know. As for plans, well that is certainly something I can help with along with all the help you need right from the very start all the way through. I don't build houses, but have been in the industry for long enough to give a huge amount of guidance and help.
