06.01.2022 No Kitchen or Bathroom, yet this property in Albert Park still sold for $1.275m on Saturday! I'm often asked about how much a kitchen/bathroom renovation increases a property's value. Unfortunately there's no formula or simple answer to that question. However, I've found that simply renovating a bathroom/kitchen in isolation to the rest of the property doesn't result in the uplift in value that people expect. The property in the article is a great example of how, even w...ith the lack of essential features, a property can still achieve a good result. The vendors appeared to have recognised that the inherent period features and fantastic location were the main drivers of value, and why it was still able to achieve $75,000 above the reserve price. Increasing the value of your property isn't as simple as putting in a new kitchen/bathroom. Before making that investment you need to establish what the main drivers of value are for that property type in that specific location (e.g. are fully renovated apartments selling for significantly more than unrenovated ones?).
