21.01.2022 Auctions are back and with it comes the realisation that when bidding for a property, the sale is final and unconditional. No cooling off period, no special conditions. The Purchaser is meant to be given sufficient time to have the Contract reviewed and due diligence completed. I was emailed an Auction Contract late this afternoon for a scheduled Auction taking place tomorrow and I must say, I was so disappointed with its preparation. No enquiry certificates, only a rate not...ice from Council and the water authority cleared provided by the Vendor. The Plan of Subdivision was cropped so you could not see the title measurements. I ordered a copy from Land Registry so I could advise my client of the title dimensions. There was not much more I could comment on, due to the insufficient of the document. Unfortunately, I am seeing more and more of these type of inferior documents. I am not perfect, I make mistakes but one thing I can say is that I take pride in the preparation of my documentation. Recently I was provided with very late notice to prepare an Auction Contract and most of the certificates were returned within a couple of days. Please take care who you appoint to undertake for the conveyancing of one of your most important and expensive asset. See more

I have finished the year with a settlement I honestly did not think had a chance of being finalised. It was an off the plan apartment purchase that took 3 years to construct. The problem with off the plan purchases is that there is no definite settlement date, we are at the mercy of the registration of the Plan of Subdivision. The notification came through on Monday 21st December 2020 with an urgent request from my client for a pre-Christmas settlement. My first thought was impossible, but for those who know me, the stubborn side of me thought let's give this our best attempt. With a team of 3 women, the Vendor's lawyers, Diana at ANZ, and I, we achieved a settlement today against all the odds. Impossible really is I'm possible. So my client will have their Christmas wish fulfilled. See more

06.01.2022 During these challenging times we need to become creative with how we do business and can no longer operate with the statement that we have always done it hat way. One thing that cant he replaced is our face to face meetings which i hope we can resume once we are out of stage 4 lockdown. Stay safe everyone.

05.01.2022 The property market is not showing any signs of slowing down. I am glad that people are taking my advice and having their Contract reviewed before signing on the dotted line. I am doing my best to review these Contracts as quickly as possible, while also meeting settlement time frames. While on this topic, think about estate planning at the time you are looking to purchase a property. Whether you are registered as joint proprietors or tenants in common will impact the drafti...ng of your Will. Which brings me to the importance of the drafting of your Will. I was standing in line at my local Post office and overheard a customer being told that a Will kit is cheaper and that there is no point in spending a lot of money getting it prepared by a Lawyer. I had a little chuckle. I consulted with two different clients this week regarding Probate. My first client's mother had passed away and wanted to gift a substantial piece of real estate to her children. I asked to see the Will and low and behold it was a do-it-yourself Will from the kit sold at the Post office. There was no mention of the property being "gifted" to the children. Instead, they would need to buy the property from the estate and pay stamp duty which I calculated to be $77,000.00. The second client's father had passed away and the same scenario was presented. However, I had prepared this particular Will back in 2004 for the father who specifically asked for the property to be gifted. The difference is that this property will be transferred with NO payment of stamp duty. The only reason I am raising this is that the first client mentioned that the public should be made aware of the importance of a professionally prepared Will. See more



04.01.2022 OPEN FOR BUSINESS FROM A DISTANCE. Dear Clients, As you would be aware, Stage 4 restrictions are now in effect and I am one of the industries that will be forced to close to the public. But I want to assure you that although we cannot have face to face contact, I am still open for business and staying open during this 6-week lockdown. As I am working from home, I will continue to work with zero contact with anyone else. I am available by phone and email. As devasted as I am t...hat we are in Stage 4 lockdown, and as much as I am going to miss the personal contact, remember it is only for 6 weeks. We must follow the directives of the State Government and health officials so we can get to the other side. One death from COVID is too many so please stay safe, stay home, look after each other and if you need anything, I am a phone call or email away. See more

04.01.2022 Although I am not open for face to face consultations, I am available via phone, email, messenger, and Zoom video conferencing. I have received calls about loved ones who have passed away during the lockdown and my sincere condolences are extended to all,, many of whom have been unable to visit their loved ones or visit them in the hospital and then unable to have the funeral so deserving. I wish I could give you a hug in person. I am available to talk and we can start navigating the next steps while we all wait for the lifting of stage 4 restrictions. I have been able to discuss Wills during Zoom conferences and although nothing can replace face to face interaction, we can only work within the restrictions. Sending you all love and light.
