If the report was not satisfactory to them, they would cancel the contract and look for another home. Nowadays, many agents provide prospective buyers with a building and termite report that is done at the time of listing. This has the benefit that the seller can either fix any matters in the report before buyers come through or disc...lose them prior to any negotiations, with a price that reflects the work that needs to be done. One major problem that has been becoming prevalent in recent years is the language used in these reports. Might be, could have, may have are all too common in the reports, along with the advice of getting a structural engineer, electrician or pool inspector in addition to their report. The reason why this is happening is simple. Professional Indemnity Insurance is becoming more and more expensive and the Building and Termite inspectors are trying to avoid liability for anything they might have missed. Understandable of course, but it really doesn’t help the buyer. The wording is often ambiguous and downright scary! This even though perhaps up to 90% of the report may be generic. So how do we avoid the panic that sets in when we read these reports? Firstly, concentrate on the sections that relate specifically to the home in question. Once you’ve read them, read them again and look for generalities in the language. Finally, give the inspector (s) a call and ask them this question: Is this home in typical condition for a house/unit of its age? You will find the inspectors far more forthcoming and candid in a verbal exchange than if they have to put it in writing. And remember, even brand-new homes usually have a large number of minor defects.
