The plumbing and drainage installation in a house or building serves as one of t...he most important parts but is rarely inspected sufficiently. Fixtures and taps are often checked but the unseen parts of the plumbing and drainage system are often overlooked. I attended a beautifully renovated old house the other day that was recently purchased. It was immaculate inside and out with polished Jarrah floorboards, new bathrooms and kitchen and lovely exposed aggregate pathways all around. The call came as a blocked drain so when the drain camera was put down to investigate the problem, it painted a tragic picture of a sanitary drain in very poor and non-compliant condition. The drain was cracked in many places that allowed roots to grow aggressively throughout the pipes. Access to the drains was difficult due to the exposed aggregate concrete that surrounded the house so needless to say the repairs were very costly. The owners were very disappointed that the condition of the drains were not identified by the Pre-Purchase Inspection that they paid about $435 for. Many water leaks are hidden underground or in the walls. The test can be performed by making sure all taps and fixtures are off or isolated then turning the water meter off. Check the reading and check again in an hour. If the reading has gone up, there is water going somewhere.
