For new homes, asking your designer, builder, or house & land specialist to ensure that your home is going to be environmentally sustainable, will only increase the cost of the build by as little as 2% of the material costs. The reason banks now offer Green Home loans is to encourage sustainable buildings.... Think of the resale value your house will have, by ensuring it is designed and built to a high sustainable level. Consider the following, (even as renters). Does the house have; Rainwater harvest/storage, Grey water treatment, reuse/recycle Renewable energy sources (solar/wind) Built with renewable or recyclable materials Used low VOC (volatile organic chemicals) or toxic materials AAA rated water appliances, such as taps and cisterns Low energy appliances and lighting Thermally improved windows Passive ventilation (through design and orientation) Water efficient landscaping. All these factors will impact on the resources we consume, energy saved and more importantly, the monetary savings made over the life of the house. 16.01.2022 Hi all. I've been looking at quite a few designs in 'off the plan' format, and home/land packages. Some designers are labelling their loungerooms/living areas as 'home theatres'. Whilst not everyone is a serious audiophile/cinemaphile, there should be consideration to building this space as a home theatre.... What does this require? Sound proofing walls/ceilings, small window (single), light proof entry, some consideration to noise sources internal and external to the house, and a sense of how the space behaves to sound. #hometheatre #houseplans

11.01.2022 Presenting a basic 3 bedroom home, this plan is shown with 3 different concepts to give you an overview of what can be achieved just by changing the roof style, materials and windows. The concepts here are basic and fairly raw. Normally, concepts are unique to each client, so this is not an 'off plan' design that I'm selling or promoting per se.
11.01.2022 Thinking of your new home design, what input do you need to maximise the return on your prospective design and build investment? Resale - what sells? Style Form... Function Can it be refurbished Can it be renovated easily. Have you considered what can be included into your design before building that will improve the resale and value? One option is to design your home to meet a Liveable Housing Australia performance level - silver, gold or platinum. http://www.livablehousingaustralia.org.au Including changes to the design such as wider doors and passages, stepless thresholds and strengthened internal walls (particularly the bathroom and toilet areas where hand rails etc. can be fitted) allows for fixtures to be changed or added in the future, without major renovations. Doing this at the design phase is simple, and rarely makes little difference to the build cost.

07.01.2022 If you are thinking of purchasing a house and land package, you'll likely be getting a budget house at a premium price. Add ons aren't usually included in the deal. Many package providers will have caveats and limitations, therefore the plan can't be altered without additional cost to you. From a designer perspective, these upgrade considerations should be incorporated in the design from the beginning, so that you are aware of what you're investing in from the start.... Always read the fine print. By choosing a building designer, you can make decisions together, as to how your home can be sited on the land, to bring a lifetime of cost savings in energy use for the life of the home.
