25.01.2022 Another duplex concept design at Lake Heights completed for a happy Sydney investor. Now time to prepare for DA. This project has been a challenge as the land falls from front to back so in order the run the stormwater we had to get permission from the land owners directly behind to run the stormwater through their block onto the lower end street creating an easement. With a bit of knowledge and creative thinking there is always a way to make a development work. 25.01.2022 Thursday Tip WALL MATERIALS There are so many wall materials available now when it comes to building a dual occupancy or townhouse. I want to share a few tips we look into Basic investment - brick veneer downstairs and light weight claddings upstairs (sometimes we mix a bit of render at the bottom on a entry or column) Upmarket areas - Here we can have a bit more fun, recycled brick, stone, matrix panel, timber cladding (mixes materials works well in areas that will... fetch premium price) Your wall materials can often be determined by your goal, if you are keeping the stock dont go too crazy on materials, if you are selling then some mixed materials and features could be worth looking at Direction of Sun - avoid natural timber cladding on weather walls Streetscape - Get a good feel for the rest of the street and use materials that compliment Install - Speak to your local builder about the cost difference per wall material, some materials can cost a to apply and as an investment you may not see the return #duplex #duplexdesign #duplexfacade #sydneyduplex #wollongongduplex #dualoccupancydesigns #dualoccupancyhomes
