Before obtaining my own licence and opening up my own real estate office I set my mind into believing that I was building a business within a business.I didn't see myself as an employee but more along the lines of a sub-contractor.I was building my business, a successful business firstly on a small scale within an established business. like any business I kept a close eye on all my income and outgoings,ensuring that all my tax deductions were being claimed.Business debts can be claimed subject to certain conditions,your accountant can fill you in on,against any income earned.My loyalty was to my employer at all times,giving him/her the utmost respect and consideration as an employer .Accepting that all listings belong to the agency.That most importantly I made sure that whilst I was working in this office I made no enemies.. Psychologists spend a great deal of time investigating how people communicate with one another.Whilst actively selling life Insurance and Real Estate ,I too spent a great deal of time studying people especially when it came to understanding how to do business and relate to the do's and Taboos of international behaviour so as to be equipped with the negotiating skills when doing business with new arrivals.The bulk of my business was conducted over the telephone.As a result I began to make between five and seven appointments a day ,often selling as many as sixteen policies each week.In those days the emphasis was on selling a large volume of policies.These days the emphasis is on building a large client base,focusing on renewal commissions.However the prospecting methods remain relatively the same in most areas ,especially if you are new to the industry and have not yet built up a client base. In my first year as a Life insurance Consultant I gained recognition in the" Million Dollar Round Table" within the first six months, usually takes at least five years for a consultant to achieve such status. I listed $15million worth of exclusive listings in a space of five weeks whilst setting up a brand new Real Estate office and 42 properties were sold within in the five weeks.



21.01.2022 Valley Professional Centre "The One Stop Shop" At age of 27 Durban obtained a Real Estate, Auctioneers and Marine license and developed a real estate and business broking agency combined with a Financial Planning and Insurance business and Property Development Company.... Founder/ Managing Director Valley Professional Centre (Northam Large Regional Town in Western Australia) the’ ONE STOP SHOP’ first of its kind. Incorporating a firm of Solicitors, Accountants, Financial Planners, Real Estate Agents, and Insurance Agents all under the one roof. Whilst setting up a brand new Real Estate operation in Perth Western Australia specializing in selling both country and city properties Durban personally listed $15 Million worth of properties for sale in the first five weeks of operations all exclusive listings and with the aide of 3 reps 45 deals were written within this same period. Such an outstanding achievement was acknowledged on the front page of the Agency Real Estate Industry Magazine which is distributed AUSTRALIA wide. Life Insurance Industry Durban was Recognized in the Million Dollar Round Table within six months in his first year as a life insurance representative for Colonial Mutual -usually takes five years to achieve this status. Durban was selling on average 14 sales per week and other consultants within the organization were selling 2 to 3 sales per week. Whist selling Real Estate Durban sold not only residential properties but also businesses and commercial properties. He personally adopted a hands on approach through cold calling and tried to secure an exclusive listing and the sale of the QVI for $420 Million, the Aaron Hotel $15 Million and the Kings Ambassador for $60 Million although he was unsuccessful after all his endeavours his expertise and professionalism enabled him to establish a good rapport with Multi-National Companies. Whist he was actively selling businesses he was appointed as a buyer’s agent for Woolworth and Coles. Also sold cars, insulation and building products and AUSTRALIA made wool products overseas.
