24.01.2022 Following APRA's removal of the 7% interest floor rate last week, we have our first lender announcing their new minimum assessment rate for serviceability at 5.50%! This means servicing calculations will now be based on the higher of an interest rate of 5.50% or their current offers + 2.5% buffer and not an outdated 7.25%. TL,DR: Your borrowing capacity has just increased!

17.01.2022 [REDRAW FACILITIES vs OFFSET ACCOUNTS] What's the difference between redraw and offset functionality? Following on from our previous video on Basic vs Packaged loans, in this video we talk about the similarities, but more importantly, the differences in these two main methods of reducing your interest. Most variable loans will contain redraw facilities, but offset accounts are often only included within packaged loans, which is why it's important to understand the purpose of ...an offset account. N.B - Just to clarify at 5:57, I meant to say 'You will be charged interest on $960,000' and not $940,000! You will only have $40,000 worth of interest being offset.
