12.01.2022 The first thing to say is that things are moving around all the time with restrictions so information today can be old news tomorrow. If you are thinking of selling your home then you probably have a few questions that would differ to normal times. Hopefully these FAQ’s help you out. If you need more information feel free to get in touch. Are homes selling at the moment in Echuca/Moama?: Yes absolutely. Can be a little touch and go but with few comparative listings on the ma...rket at the moment some prices are very positive. In fact I put one under contract the other day sight unseen. That also can come down to good marketing and smart use of technology. Moama is a little tougher with bridge access to Victorians outside our area. Restrictions are sometimes a little hard to understand and even obtaining the correct information from the correct authority is proving challenging. Last advice I received was it depended who you got on the bridge on the day! Who’s Buying?: Properties recently sold have been across price ranges and across demographics. My last 3 sales were two locals currently renting and one Melbourne buyer that purchased without physically seeing the home. All 3 were different in age brackets. What are my options?: I had some owners that were a little nervous about selling in the current conditions. So we scoured our database of buyers, found the one that was qualified and who’s needs suited the home. An offer was made on first inspection and a sale was agreed. This was an ‘off the market’ sale which is not uncommon. Or moving to a full marketing plan is the second option. Using 360 tours and video tours are important in this market to achieve the premium price. Is it safe?: There is never a guarantee, that’s a given. But some simple yet important steps are a good protection method. Gloves, sanitiser and facemasks are a must. A good agent knows that nothing during inspections need be touched and limited numbers that can be controlled. Melbourne buyers will only be shown after they produce proof they can travel to view a home, not show symptoms and with the owners blessing.
