25.01.2022 Here @ Edge, like a lot of other agencies not only around Australia but around the world, we have had to change the way we do a few things with the impact of Covid-19. We are so fortunate that we have been able to continue providing short vacancy periods for our clients between their old tenant moving out and the new tenant moving in, some with only 2 days turn around time. Something we didn't expect to see when Covid-19 first hit our city. We have leased all but 1 property ...in a turn around time that was no more than our norm. We are proud to say that we have continued to provide the level of service and results to our clients they expect and we want to provide. On the downside we have seen a property sit longer than expected and Covid-19 has effected this property greater than our other properties. It's in the CBD and now in competition with approximately 4,000 other apartments that have come from the holiday / short stay letting pool. We feel for this particular owner and know that there is no perfect option here for them. We continue to market this property, adjust price where needed, provide options to consider and keep the owner informed of the market no matter how gloomy it may be right now. 23.01.2022 Good news story!! We just received a call from a landlord of ours asking to give the tenant of their investment property a weeks free rent as a thank you for what they do for work. The tenant is an ambo officer and the owners wanted to show their gratitude for what the tenant does. This kind gesture has just made us smile from ear to ear!!... In times like these we really do see peoples true colours, for the good and the bad, and today thankfully its been for the good!!!

You may or may not already be aware of these proposed changes but what the government currently has drafted to be changed will have a severe impact on you as landlords AND tenants and now is the time we all need to speak up and let the government hear our voices. The Real Estate Institute of Queensland has put together a website outlining how the changes will i...mpact each person, whether they be a landlord, an agent or a tenant should the laws be passed the way they are currently drafted. They have also prepared a letter to the Premier that you can complete (its so easy and quick) that we encourage you to take the time to do. Without consumers like yourself speaking up these laws will pass, more onus will be put on landlords when it comes to owning investment properties and tenants will be impacted by shortages in housing stock and increased rents. The government cannot pass the laws the way they are and we have to be heard! 13.01.2022 QUEENSLAND RENTAL REFORMS QLD Minister for Housing and Public Works, Mick de Brenni, has announced proposed rental reforms that would cut to the core fundamenta...l rights of landlords and create the most onerous rental laws in the country. @TheREIQ strongly opposes the proposed reforms which are a slap in the face to every day mum and dad property owners who provide the majority of housing to Queenslands renters. The most controversial and damaging reform is the proposed abolishment of a landlords right to not renew a tenancy agreement at the end of its agreed term. In practice, this will allow a tenant to remain in a tenancy indefinitely. This reform has been cleverly disguised by the Palaszczuk Government as the abolishment of without grounds terminations or evictions. Other proposed reforms include: the loss of a landlords right to refuse pets; the introduction of a tenant right to make modifications to a rental property without the landlords consent; and the introduction of minimum housing standards requiring the rental property and its inclusions to meet prescribed standards and to be in a certain state of repair. www.rentalreforms.com.au is where you can take action!
