21.01.2022 Hi Everyone, Today I'd like to mention a great book about using rainwater and grey water in your home and garden. "Water not down the drain" by Stuart McQuire... Over a period of years the Author has worked towards making his own home environmentally sustainable. In his house they only use about 5 litres of water, per person, per day! (The average for most of us is about 340 litres of water, per person, per day.) So I believe he is well qualified to write on this subject. He shares a lot of practical information that covers many aspects of how to make your home and garden water efficient. For those of you who are interested in making changes to the water use in your home this book is inspiring and informative. 19.01.2022 Hi All, I thought today to spend some time on the subject of INVESTMENT/ RENTAL PROPERTIES. Regarding Plumbing, Should there be a difference between your OWN home compared to an INVESTMENT PROPERTY?... Ideally, no. But the reality, well, let me share a few examples: 1. Ceramic disc 1/4, 1/2 or 3/4 turn tap ware is expensive, unserviceable, and not very forgiving with rough treatment. The answer? Conventional spindles with 'jumper valves' or as most people call them, 'washers.' But the best jumper valves to be installed in investment properties are a brass body with a Teflon base. Teflon WONT break down like the el cheepo black rubber versions, and will last a long time. There is also a jumper valve that it suitable for people with arthritis or have difficulty turning taps, these will also last a long time, and both of the jumper valves mentioned are AUSTRALIAN MADE. The silicone based grease I use when rebuilding tap ware is the best available, and will ensure years of trouble free life. 2. Sealing all wall Penetrations: If this is NOT done, it WILL end up costing you an entire Bathroom Renovation due to water damage. Between the hot and cold tap handles in your shower and the tiled wall is a 'spindle cover' this covers the holes in the wall where the tap ware penetrate the wall. If these holes are not sealed every time the tap ware is serviced, water will simply run down the wall, behind the spindle cover, and into the wall cavity. To help realise just how much water can enter this cavity, I've used my own household; 1 x shower each per day 5x of us in our family 365 days in a year x 5 =1825 showers every year. 3. Using only QUALITY Isolation Valves. These are the isolation valves you'll see beside your toilet cistern, under the kitchen sink, and under the vanity basin etc. When it comes time to service toilets, taps, etc it should be as simple as turning off the water supply at these valves without having to turn hot and cold water supplies to the entire property. (this can become complicated, especially in strata, commercial, or industrial situations.) The most common el cheepo valves have inside them, a small rubber 'o ring' that has no grease on it to keep it from becoming brittle. Left alone, these isolation valves don't leak. Until they are turned off. More often than not, this brittle 'o ring' cracks, and the isolation valve will need to be replaced, as well as the original work to be conducted. To this very day, I am yet to replace ONE faulty isolation valve that I have supplied, sure, they're not your average 2 dollar shop bargain, but if you want reliability, you now have the knowledge. Knowledge Is Power.

17.01.2022 Hi Everyone, Been ages since I've blogged, among other things, in the last 2 months or so :... Our dishwasher died. Our washing machine died. Our computer died. None of which were 'repairable' None of which Louise and I were able to afford to replace 'Up Front' We were only able to engage a 'Payment Plan' of one form or another. And this got us thinking, Could we offer this service in Elderslie Plumbing? The short answer, Yes. We can now offer Zip Pay Interest Free for 6 Months ! P:S I know I said I'd have my Greywater system installed ages ago, but its a 'work in progress' especially now with a broken hand :/ Difficult times aren't an excuse for failure, they are an Opportunity to encourage and strengthen one another. 17.01.2022 Hi All, Have you ever said the words: ' TAKE AS LONG AS YOU LIKE IN THE SHOWER ' ???? It seems like an irresponsible, maybe even scary thing to say, especially if these words were to a TEENAGER !... Please let me explain: A while ago, I started one of the many jobs on my 'Home Renovation To Do List' Installing a GREY WATER DIVERTER. GREY WATER is all the wastewater from your home EXCEPT for Toilet and Kitchen, that, is classified as 'Black water' I now have one less job on the list. EVERY DROP of water from the shower and bath now goes into my entire garden via an underground dripper hose buried 150mm below soil surface. NSW as I understand, is the only state which allows above ground sprayers applied to this system. True, it would be Far Less work installing this way, however a buried dripper system wastes no water due to Wind, and Evaporation due to Weather Conditions. Buried Dripper Irrigating also promotes root growth DOWNWARD rather than to the surface, and when we get back soon to the warmer days, while other plants will wilt or perhaps die, the ones sustained with this system, will stabilise and Flourish. Because Louisa, The boys, and I grow and eat the above ground herbs/veggies we grow, I have deliberately chosen Not to include greywater from the Hand basins and our Washing machine because of the soaps and chemicals used. Thankfully, it is now very easy to find soaps etc, that are safe to be used in the Shower and Bath, and then of course, on the garden. I Love the Ocean, The less we dump in our Oceans, the better. Maybe one day, Residential properties will be permitted to use ' Bio cycle ' or equivalent, Treatment Systems so ALL our wastewater ( GREY AND BLACKWATER ) will never reach the ocean. We can one by one, make a Difference. Never underestimate the Power of One. Be The Change You Wish To See In The World. 14.01.2022 Hi All, Just a quick post to explain the difference between a job done cheap and a job done properly. If you have a toilet suite where the cistern is mounted to the wall rather than on the back of the pan, you may want to keep reading.... If the cistern falls off the wall, it will usually land on the back of the pan and break it causing a huge mess and the need to get a new toilet. How does this happen? This happens when the screws holding the cistern to the wall are not 316 Marine grade stainless steel. In short, the screws/ fixings eventually rust out or corrode, and with the weight of the cistern and the weight of the water in it, down it comes. Inside the cistern is a concealed and very humid environment. If you have in-cistern deodorises or dyes. they will speed up this process a lot. 14.01.2022 Hi All, With the uncertainty of daily life, one thing IS certain. We could all be more resourceful and careful about our daily expen$e$.... With the exception of toilet and kitchen wastewater, we could capture this 'Greywater' and irrigate our gardens. It's been great to see so many people already using many styles of greywater diversion, and the interest is growing. In answer to a previous question, at the moment, I'm capturing water in the shower using a 60 litre tub I bought at Bunnings, and getting my 3 boys to bucket the water onto the garden. I actually have, in my garage, a greywater diversion system I bought some weeks ago. I am very keen to get it installed and see how it works, but probably not as much as my boys are! 13.01.2022 Hi Everyone, Its common,In the colder months, when water heaters have to work that little bit harder, that they can die. Replacing 'Like for Like' is fine, however if you have natural gas on your street, (you can call your energy supplier to find out) there is room for improvement.... So if your hot water service needs replacement, consider your options: STORAGE WATER HEATERS, whether they be Gas or Electric, hold a certain amount of water kept hot around the clock, or until they run out of hot water. Gas storage water heaters are quick to recover, Electric water heaters,,,not so much. INSTANTANEOUS GAS WATER HEATERS, only heat water as required, take up very little space, and DONT heat water while you're at work, asleep, or away. Best of all, they don't run out. PS: If you're thinking of switching to gas, you'd be best to arrange installation of a gas meter BEFORE your water heater dies, as installation of gas to a property can take several weeks. 12.01.2022 Hi everyone, Just a quick reminder to check that your stormwater drainage is working like it should. This time of year with all the autumn leaves falling down, it's a good idea to clean out those leaves and dirt that build up around gutters, downpipes, and surface drains.... One of the areas that is often overlooked, is the build up of leaves and sticks in the 'Valleys' of a roof. ( Where two parts of a roof meet at a lower point ) If the rain can't flow freely down the Valley of your roof, it will be forced to go sideways past the turned up edges of the Valley, and likely leak through your roof and plaster ceiling causing water damage. 11.01.2022 Hi All, I know I've spoken on this subject before, but I see it so often, that I feel the need to say it again. IF YOU'D LIKE TO AVOID AN UNECESSARY COSTLY BATHROOM RENOVATION, READ THIS;... Before you have a shower today, can you say for certain that behind the shower taps ( behind the 'spindle' cover ) there ISN'T an UNSEALED HOLE through the wall ??? As a Licensed Plumber, I've seen many bathroom renovations as a result of poor workmanship, specifically on the subject of ' wall penetrations ' Its very simple,, please let me explain. In a bathroom, there is the wall framing, (whether it be timber or steel,) Then, over it, is the sheeting, either water resistant plaster, or ideally, compressed fibrous board. Then, there should be a waterproofing membrane that covers the floor, and the walls, ideally, up to the height of the ceiling. This waterproofing is designed to stop water / moisture that permeates through the grout or porous tiles going any further. ( into the wall sheeting or wall cavity ) At every point where a ' Wall penetration ' occurs, the hot tap, the cold tap, the shower rose, the soap holder, etc,,, there is Literally a HOLE right through the beautiful waterproofing membrane. In my personal exposure to this, I can say that in 85% or more of shower recesses I see, these wall penetrations are NOT sealed at all, let alone with the correct quality sealants available. These holes through the waterproofing membrane go unnoticed, as they are covered by the ' Spindle cover ' (the cover that sits between the tap handle, and the wall.) The water in the shower hits our head, and body, and a lot of it goes sideways to the wall, runs down the wall, and ( if these holes aren't sealed up,) the water makes its way past the waterproofing, into the wall cavity, and before we know it, grout is coming loose, tiles are falling off, and the rotted wall is swelling. Even if the original bathroom work was done CORRECTLY, a visit by someone who does NOT understand the importance of this, and leaves wall penetrations UNsealed, will result in the same outcome. 11.01.2022 Hi All, I'll let YOU decide which type of plumbing pipework is better; COPPER or PLASTIC ?... But to help you decide, I'll share some knowledge with you. Recently I went to a callout to diagnose mould growing on the wall of a laundry. Nearby, in the wall, were some screws which were used to mount a clothes dryer. Two of these screws managed to go right through the plastic water pipe that was concealed in the laundry wall. So why didn't the water gush out immediately with noise and the mess of a water leak? Because (often) not always, the plastic pipe will 'self seal' around the screw or nail, UNTIL it eventually rusts out, THEN, it will begin to show it's symptoms. There are also, some types of GAS pipework that are NOT made of copper, Consider the consequences. Yes, Copper has it's downsides also: If it comes in direct contact with (for example) steel, either: steel nails bent over to support it, galvanised saddles (which shouldn't be used) to support it, or in contact with steel framing etc, it will react with it's 'incompatible' neighbour, and eventually corrode. Yes, Copper is more prone to 'Water Hammer' than plastic, However, If installed correctly, will rarely show these symptoms. Last, but Definitely not Least: There are NUMEROUS plastic pipework manufacturers, Almost all of them are INCOMPATIBLE with one another, which means, their pipe, fittings, crimping tools (which are expensive to buy) become an UNNECESSARY headache for your plumber to work out which brand it is, chase down a supplier, and then, try to find someone to borrow a pair of compatible crimpers from. (This WILL be considered in the invoice total) I am yet to see a single person recycle plastic plumbing pipework from a building/ renovation site. I have however, seen copper recycled very diligently, and its manufacture is also much kinder to our planet. 10.01.2022 Hi All, Just a quick blog to share a little more about GREY WATER. Last week I got talking with a homeowner who was excited about how his garden was THRIVING on the Greywater that he captured ONLY from his washing Machine.... After closer attention, I found out his 'old school' top loader washing machine uses 420 LITRES of Water PER LOAD! A few days after this discussion, By nothing more than Coincidence, My washing machine, (after 15 years of faithful service,) DIED. Though I was impressed by this conversation, I felt compelled to find a more efficient washing machine. I chose a quality front loading washing machine that has the same capacity, but uses a modest 68 litres per wash. For myself personally, because I have a veggie garden, I prefer to capture grey water from showers and baths, as they have less chemical content. 07.01.2022 Hi Everyone, Its been a while since my last blog which spoke about the newly installed greywater diverter at my home. Since then, there have been some pleasant changes:... 1) I now have 4+ hours every week to do other things, instead of watering my garden. 2) Our fruit, veggies and herbs are growing as quickly as my Family can eat them. 3) The last water bill was 60% less than others before. Sure, we've been having lots of steady soaking rain lately, however, we need to consider the long term future of our environment by: Reducing water consumption. Reducing the sewer volume to treatment plants, and then pumped into our beautiful oceans. Having beautiful gardens for our children and us to enjoy. The attached pics are all from our garden. Last year, our Imperial Mandarin tree had 30 fruit. This year, it had over 280 fruit ! My friends and neighbours helped us eat what our 3 boys couldn't. 05.01.2022 Hi everyone, It's the weekend, so I'll keep it short. Before purchasing a home, (new or existing) most people will engage either through their real estate agent, or independently, a building and pest report.... A good Idea. With better quality building reports, tapware, waterproofing, etc, may be checked. But what about the most expensive plumbing stuff? I'm referring to DRAINAGE. either Stormwater or more importantly, Sewer Pipework. Not even the best Gypsy with the latest Crystal Ball, can show you the facts. But a Drain Camera CAN. I have seen properties sold, as a result of known drainage issues. Sadly, the unsuspecting buyer, if they don't have the drainage inspected with a drain camera, will miss the opportunity to negotiate a better buy price, and will also, carry the cost of the repair to be conducted. Sure, it's not a cheap service, but how expensive is a drainage inspection compared to the cost of a house? You decide. Hope this is helpful, Vlad. 05.01.2022 Hi All, Today's blog is an introduction to a subject I will cover in more detail next week. It's a VERY important one.... With our Gardens dying, our Lawns yellow, I thought to share some information on what I call : INTELLIGENT WATER USAGE. 1. Water Tanks are a good idea, but if we intend to use their captured water on fruit and veggies we intend to eat, we need to see if we have any LEAD flashing on our roof. Lead is a heavy Metal, is toxic, and has no 'safe' level as far as our health is concerned. It can be replaced with lead free flashing if required. 2. Irrigation systems are useful also, but if they are anything but subsoil type (underground drip style) they will be subject to wind, evaporation and excessive surface soil temperatures, especially on hot days. Most of the water on these mist sprayer systems does not go where it's needed, into the soil. Also a VERY important thing to consider with irrigation systems is Frequency/ Duration. Please read this next bit carefully. If irrigating from your independent tank water, bore water, grey water etc, watering for a LONGER PERIOD LESS FREQUENTLY will promote root growth DOWNWARD AWAY from hot surface soil, and will encourage root growth until it eventually reaches the Water Table. I have personally proved this method on my rural property some years ago, and it only took 2 years until my 60+ fruit and nut trees no longer required irrigating, and they never wilted when the string of hot weather came. The time it takes will depend on how deep the water table is in your area. 3. Grey Water Systems: These are great because they do not rely on rainfall so much as our daily habits of Showering, Bathing (especially with young children) Bathtubs hold a heap of water. 04.01.2022 Hi everyone , At this time of year most of us have a lot of visitors coming over, some welcome, some not so much I’m referring to the ones who will knowingly or unknowingly flush, so called flushable wipes sanitary pads, or the clip style deodorises that hang on your toilet bowl ( kids like doing this) ... down your toilet. As socially awkward as it may feel, it’s a good idea to tactfully ask visitors not to flush any of the above down your toilet. 03.01.2022 Hi All, Continuing on the subject of GREYWATER USAGE, I'd like to discuss just a few points, as time would allow. First to clarify what grey water is:... The wastewater from baths, showers, basins, and laundries is classified as grey water and is considered suitable to be reused to water your garden. The water from your kitchen and toilet is not. You can simply bucket the water from the laundry or bathroom to the garden or you can install a diversion device. The diversion device must be watermark licenced. And can be installed without approval from your local council. As far as using using grey water with chemicals. It is recommend that you use detergents and products that are biodegradable and low in salt, phosphorus and sodium. It would be wise to thoughtfully choose more plant based and natural alternatives rather than the nasty ones. These natural options are becoming more readily available and will also be kinder to the plants you are trying to keep alive. If you install a diversion device it should be installed so that you can divert the grey water to the sewer when you use chemicals that you don't want go into your garden. Greywater irrigating is a great idea if done correctly, For more information on the guidelines for grey water reuse check out this document.
