24.01.2022 Albert Park is characterised by wide streets, heritage buildings, terraced houses, open air cafes, parks and significant trees. Formerly called South Park it was renamed by Prince Albert in the early 19th Century. In 3-4 weeks I will be starting on an exciting new project, renovating a heritage listed building in a beautiful part of Albert Park. The brief will pose some unique challenges and involve some creative design. ... The renovated home will be split over 3 levels. There will be a partially sunken habitable basement and a 1st floor balcony. Driven by the familys requirement for entertaining there will be several living zones. Its a very specific brief that gives room to some really interesting design challenges. A very detail driven project that will need to be respectful of the neighbourhood character and heritage overlay. 23.01.2022 Perfect day to enjoy the views from this roof terrace in Richmond. I designed this 3 level renovation back in 2016/2017 and this labour of love is just about complete but there is a till a few bits and pieces to finish off. The owner was involved in the construction as an owner/builder while juggling work and various lockdowns.... In a couple of months I will bring in a professional photographer and show you the inside of this house. 23.01.2022 Nicely framed. This was once the back door of a house in Armadale. Another project at the back end of the demolition stage and now the extension is being set out on site. The demo and set out stage is when most unforseen issues are discovered. Rotting joists and bearers, uneven walls, dodgy roof propping and more. There is a solution to every problem. And it takes a good builder to help work through the problems.... 22.01.2022 In these uncertain times advertising for planning permits are still going ahead. I have to reach 1.5m to collect it from the planning staff but at least - for now - permits are still being processed. I installed this particular advertising sign today for a project in Windsor. Stonnington Council just sent an email advising planning applications are being processed remotely through their online portal. Consultative meetings and public attendance at council meetings have been suspended and staff are continuing to work from home and the office. If you are unsure about any of the current processes for permits or construction just ask.
21.01.2022 Building sites are frought with dangers. Most of which you dont realise until youve stood on a nail, banged your head on a low hanging beam or sprained an ankle on some building material. And I have done all of the above and more. Its important to do any and all safety training before entering a building site and if you dont. Wear a hard hat, watch every step and make sure the ladders are secured in place. But in short: It has been revealed the $25,000 HomeBuilder grant for new home builds and renovations will commence from midnight tonight. To be eligible for the HomeBuilder scheme, you must:... Be an Australian citizen aged 18 years or older and be an individual, not a company or trust. Be on an income of less than $200,000 for couples, and $125,000 for singles. Be spending between $150,000 and $750,000 on a renovation for a home that has been previously valued at less than $1.5 million. Be building a new home worth less than $750,000 (this includes land value). Crucially, the tax-free grant will apply to all owner-occupiers - not just first home buyers. 19.01.2022 Not one wall is square in this house. In some areas the walls are out up to 300mm. Very hard to see just how much work might be required in a renovation until demolition starts. But with the help of the engineer DM Landy and a couple of site meetings, solutions have been found and work keeps moving forward. 18.01.2022 Some progress shots on our Brighton project. Very close to lock up stage. The open plan living, kitchen and dining area was beautifully lit on this sunny Melbourne day. Lots of natural light from the highlight window, full width stackable sliding doors and feature triangular window which follows the roof form. Unfortunately we are heading into a 6 week lockdown tonight but construction on our sites will continue as it did during the 1st lockdown. ... 16.01.2022 We went into lockdown as this Ormond project was finishing. So it was great to pop in, say hi and take a few photos. We extended out to the side to make a much bigger open plan kitchen living and dining area and created a seamless outdoor entertaining space that flows. 15.01.2022 An update regarding my architecture and drafting business I specialise in designing residential renovations in Glen Eira, Stonnington, Bayside and Port Phillip. Many of you reading this will know of me or have used me. Im lucky to have a great local client base that continue to refer me. There are a few areas of concern and I would like to address them:... 1. I want a quote - how does that work? In most cases I can get all the information I need from the internet and a phone call. Your floor plan is usually online or you may have it when you bought the house. From this information I can prepare a fixed fee proposal. If you want to have a face to face chat we can do so on facetime or whatsapp. And you can review my website testimonials for some extensive feedback www.elementsofhome.com.au 2. Do you have to come to my house? Should you decide to proceed I do need one hour or less in your house measuring up I have an approved N95 respirator I can wear during this measure if requested. Thats it. The rest of our communication is done online and with a phone call. 3. Fees: I am flexible. Under the current circumstances I can offer payment plans. In some cases I will offer the option to defer payments for a mutually agreed period of time. 4. Why am I doing this? Because I already work from a home office and I am setup to continue on, business as usual. I know that when restrictions are lifted there will be a surge and I want to avoid that. If you stop or postpone your renovation plans now there will be a lag when you decide to start up again in 6 months. There will be a backlog in council, with independent building surveyors and in completing the design and drawings. If you start your project now then you will be ready to hit the ground running when all restrictions are lifted. Builders will be ready to start projects immediately and you will have all your documentation in place. 11.01.2022 So where to from here for those that have been thinking about it or are in the process of designing new or renovating their exisiting home? Im not advising whether you should or should not start the construction process on this post. Im suggesting you continue the process of preparing designs and arranging permits, if you can comfortably afford to do so. ... Why? Because it can all be done remotely (except for a one hour house measure). And when work restrictions are lifted and builders and their contractors are looking for work - you will be in pole position. You will have all permits in place and all you will need is a builder. And you should have the pick of the bunch. Im offering reduced rates, payment plans and in some cases Im willing to defer my design fees until mutually agreed times. 10.01.2022 This picture was taken in June 2018. Sent to me this evening by my client. Our first meetings were interspersed with baby juggling. When we met up a few weeks ago this little boy walked over and said hello. Now we are about to start construction with @gaiaconstructionmelbourne next month in Elwood. It has taken more than two years of back and forth with council to get to this point. The heritage listing, the uncompromising sight line requirements and the expectation to turn... this single story two bedroom house into a modern 4 bedroom double storey home with two living spaces has been quite the adventure. Im a little (lot) greyer and wiser. And every project teaches me that nothing is impossible. If theres a will theres a way. I will never give up. 09.01.2022 The brief was clear. Extend the ground floor living area. Large kitchen, pantry and laundry. Include access from the new garage to house via a mudroom that is on the opposite side of the house. Most importantly hide the stairs. The block shape is highly irregular, posing many challenges with an easement running down the western side. It has a great northern outlook to what will be a beautiful landscaped garden. ... The previous owner of this property - for some reason - rendered over and removed most of the Victorian period detailing from the front of the house. 07.01.2022 I was given these safety boots when I volunteered for the SES a number of years ago. Since then they’ve trampled through many muddy building sites, climbed thousands of rungs on some safe and some not-so-safe ladders. They have protected my feet, toes and ankles more time’s than I care to think about. They are one of the most essential parts of the PPE (personal protection equipment) of anyone that works in or visits a building site. The zip in the middle also makes them real...ly easy to take off! I have 11 live building sites at the moment. All renovations at various stages. 3 more just started on site. All have their own unique challenges. I’ll post some of the new projects over the coming days as well as the usual progess photos of projects that are well underway. I’ve got an amazing team of consultants (engineers, geo techs, energy raters, building surveyors, interior designers and landscapers) I work with on a daily basis and I couldn’t manage without them. The builders, many of whom are featured here regularly, as well as new ones that have started on some recent projects, are competent and professional and it’s a pleasure to work with them. Over the years it’s become a fairly seamless operation allowing me to work quickly and move from one project to another. So this post is a thanks to them and to all who help make my job easier. 06.01.2022 The start of any project begins with an existing conditions survey. I measure the house in its entirety. Bring the completely illegible (to anyone else) scribbles back to the office and transfer it to Autocad. Over the years Ive developed my own style and it takes about 60-90mins to measure every wall and window of a double storey home. The process of the site visit and drawing the house from scratch in both plan and elevation is the start of the design process. And allows ...me to carefully consider the various options available based on the clients brief. Obviously a very unusual and very specific brief for this fantastic Thai lady. She would have had views overlooking Richmond training ground. 01.01.2022 Love the way this old Victorian cottage is coming together. The front facade, verandah, hallway and bedrooms will be restored to their former glory. The original 3.3m ceilings were hidden above a false 2.5m ceiling and have now been fully exposed again. The rear extension incorporates a spacious open plan living , kitchen and dining area. This is a contemporary contrast to the Victorian period style of the front part of the home. ... The angled roof to the rear allows us to maximise a double storey height within this very narrow site, capturing the north sun through a large one pane highlight window. Meeting on site with the owners @nickammann and builders @nuscope_constructions this morning. Still a couple of holes that need plugged before we are watertight Really looking forward to seeing this completed in about 4 months.
