16.01.2022 Don’t be late, Don’t be late! For your own very important dates! With positive credit reporting now in full swing in Australia, your Credit File now lists your ...monthly repayment history. If you are late, even by just a day or two (!), on meeting a Loan or Credit Card Repayment, you get a red mark against your name. A red cross for being just a little late can impact negatively on your borrowing capacity. What to do? Don’t be like the White Rabbit... Set up a direct debit and/or alarm to ensure that all your repayments are made on time.

16.01.2022 I received this photo by SMS last week and my, it made my day I was super excited! Why? You might ask it’s just dirt and cement! You’d be right but let m...e tell you why this dirt and cement is SO important. I first met two couples, four close friends, 2 and a half years ago on 16 June 2016. We met sitting around a kitchen table in the Sutherland shire of Sydney, with gorgeous food supplied, planning their dream - their new home which was a duplex each. They asked, Could this dream be achieved? Absolutely and within days, our plan was in action we had a preapproval loan in place and the gorgeous foursome was on the lookout for the perfect block of land actually a house to demolish! And, it’s been a rocky road and a lot longer than we ever anticipated not just in finding the perfect site, we’ve had to switch banks, we’ve had to argue (!) with banks, we’ve had to negotiate different valuations (three times!), we’ve had to recalculate our numbers based on building costs, we’ve lost a bedroom each, we’ve dealt with extra soil removal And so to finally, have a slab on the site after two and a half years is SUPER exciting! And it’s not just exciting for my gorgeous foursome, it’s exciting for me as a Dream Enabler as this is an important step closer to another dream realised! #brokersworkforyou

15.01.2022 * FIRST HOME BUYER GRANTS * As a first home buyer in Australia, you may be eligible for a stamp duty exemption, concession or lump sum grant. These schemes are administered by the various state governments in an effort to make it easier for First Home Buyers to do just that buy your first home! As a first home buyer, what you are entitled to depends on which state your live in as the various state Governments distribute and control the First Home Buyer Benefit Schemes (Th...ink Australian rail system, at first developed with rail lines of different sizes in each state)! There are a variety of First Home Buyer Schemes and Offers in each state and depending on what type of home you purchase. In some instances, you might be able to pay NO stamp duty and receive a grant of up to $20,000 to help your purchase your first home! What about you? In summary, for the East Coast of Australia First Home Buyer, I’ve created the table below (which is up to date as at 25 June 2019). 15.01.2022 * APARTMENT BUYERS * One bedroom or studio? When we set up a preapproval application, don’t forget to consider what property you are planning to buy and whether your bank of choice would accept it as suitable security. ... In early discussions, I always ask my clients to describe for me what they are hoping to dream or buy house, unit, view, garden, bedrooms, kitchen (big or small!), location, etc... and whilst this can be a fun conversation by cementing and crystallising your property dreams... it’s really important for me as a broker to understand the type of property you are planning on buying. This is because Banks view property as Security. Banks don’t get excited about the view or the size of kitchen... each bank has a Security Policy that the property must meet ticking all boxes and there is often no exception to a box being ticked. It’s my job to make sure that your preapproval meets ALL bank policy. A perfect example of this situation is the pictured floorplan. Banks view this property’s floorplan entirely differently, either as a one bedroom or a studio. So, what do you think? Is this a one bedroom apartment?

13.01.2022 * FIRST HOME LOAN DEPOSIT SCHEME * As you might have heard during the recent federal election campaign, from 1 January 2020, the Government plans to offer a new First Home Loan Deposit Scheme. Details are yet to be announced, but in essence it means that First Home Buyers will be able to fast track their ability to get in to the property market by reducing the amount of money they will have to save for and also, potentially avoid additional Lenders Mortgage Insurance Costs.... I will provide updates as more information is made available but if you have any questions in the meantime, please write YES on this post and I’ll be in touch!

08.01.2022 * YOUR TASK FOR TODAY * I am a fan of Walt Disney and I love this quote it is true that our dreams can come true, if we do indeed have the drive, courage and support to pursue them. But a step before this, is knowing what our dreams are! ... And, I am finding that more and more people are vague with their dreams I want to buy a 3 bedroom house in Sydney Boring! Your dreams are important to me, because as a dream builder, I need to understand where you are going and what dream you are trying to build! A dream has to be detailed your dream has to be descriptive your dream is as is pictured in your mind a portrait of your future. A dream will inspire you and excite you! So, my question to you, is this: CAN YOU DESCRIBE FOR ME YOUR DREAM? I want you to stop what you are doing now and spend a few minutes thinking about what you want - what you really want Obviously, your dream and its description will vary depending on your dream - I've got some ideas to get you started: If you are a first home buyer I want you to be able to describe for me in detail your first home: the colour on your bedroom wall, the plants in the garden, the smell as you walk into the kitchen wafting from what is cooking, what you see as you walk to the coffee shop nearby, the corner of the living room where you will place your Christmas tree, etc. If you are planning to buy an investment property I want you to be able to describe in detail this property where it is located, the view from the balcony, how the kitchen looks and what work you will have to do to bring it up to ‘rentable’ standard, and your ideal tenant driving in to the carpark (garage or carport!) at the end of their day’s work. If you are planning a holiday I want you to describe for me the feel of the sun on your back, the view from your bed as you wake each morning, the cocktail you will sip as the sun goes down at the end of the day, or your memories of studying ancient Greek in history at school are recalled as you gaze in awe at the dome of the Parthenon! Whatever your dream may be I want you to be able to describe the images and feelings associated with your dream - becoming healthy, losing weight, becoming CEO of your company, maintaining close friends, whatever it may be So, there you have it your task for today is to describe for me your dream add it to the comments below if you have the courage to commit to it!
