24.01.2022 Off the back of our recent ladies lunch we uncovered some really interesting stats in our database. According to our data, this year, of the people who purchased property along 65% of these were single women who were seeking to purchase or have already purchased a home on their own, as compared to 35% of single men. The proportion of pre-approvals (approved for a loan but yet to find a suitable property) currently sits at 60% single women vs. 40% single men. Director at Entourage, @antoinette_sagaria said, more than ever, we have seen a spike in women purchasing their own homes. Women are confident in their finances and have fared better overall. Interestingly, this is one of the few suburbs whose median house price has actually dropped, from a peak of $2.3M in July 2020 down to $1.975M in March 21. However, it's a great example of how the median house price calculation works and how it may or may not be applicable in your area/pocket/street. The median simply refers to the figure sitting in exactly the middle of a dataset. This means if you sold 5 houses for $1....974M, $1.974M, $1.975M, $3M, $5M the median would be $1.975M however the average sale price is actually $2.785M. The other thing to note about the median value is that it often takes into consideration all houses in an area from 1 bedroom homes or duplexes on a tiny patch of land through to generous 4+ bedroom houses sitting on acreage. The variance in sale price can be huge depending on where in a suburb the property sits and what sort of property it is. For example, this house we helped finance recently is actually a 4 bedroom home sitting on a very generous sized block. 03.01.2022 After five months of declining national housing values October has turned it all around. @corelogicau reported that home values in all capital cities (except Melbourne) have begun to rebound. Given our fair city has only just reopened, we’ll take that one on the chin. Auctions and the clearance rate are on the rise again, with @rei_victoria reporting an 85% clearance rate over the weekend. These are all very promising signs for the market as the sun shines across Melbourne and we all look forward to the spring racing carnival and some bubbles with friends.

Prior to making an offer you should have the contract (section 32) reviewed by your conveyancer or solicitor who will alert you to any concerns or clauses you need to be wary of. It’s also their opportunity to advise what may need to be added to the contract, this includes a subject to finance clause. What this clause states is that the offer you have made on the propert...y is conditional on you obtaining finance by a particular date. Once the finance has been approved the contract then becomes ‘unconditional’. But what if you’re already pre-approved? 02.01.2022 In the wake of the ACCC report that came out yesterday, @djroylance shared some thoughts on LinkedIn (check our stories for this if you’re interested in having a read). One thing he highlighted was that there’s really no incentive for a lender to offer you a better rate when they can continue charging more interest, knowing that lots of people won't bother to ask for a discount. They do reduce rates on variable products, this is the whole point of a variable rate - but it do...esn't mean they'll be putting you on the lowest rate they are offering. This really goes to show the value a mortgage broker brings to the table. I can't speak for all businesses, but at Entourage we conduct an annual review with our clients and in the last month alone have saved our clients $65k (annualised) just by asking their bank for a better rate (this figure doesn't include refinances).
