23.01.2022 Hey there, it's Wednesday already and in today's post, we will discuss which option is best for you: build or buy an already built home? - Another interesting question and a continuation to yesterday's post where we explained that depending on the basic building knowledge and the free time you have, you can save a lot of money on your build if you manage it yourself. Apart from saving money, you might be a person who just wants things their way, customised and handpicked item...s. But not everyone has enough free time or are not ready to take the risk. If you are this type of person, it is understandable that you will opt for buying an already built home. - We would highly recommend you to get basic building training from us or any other training providers for one reason. Building yourself can really save you heaps and is a potential income stream which will grow as you continue. - Consider buying an already built property. You are actually paying for the land, the building costs, the builder's profit (min. 15% of cost), the developer's profit (15-20% min.), real estate and agent commissions, etc. etc. All this adds up to roughly 30-40% extra compared to what it would cost if you did it yourself and besides, developing yourself is not hard as you might think. You just need to compromise on some of your free time and have basic building and management skills. Get in touch with us to know more about our customised training services. - That's it for today, stay tuned to Estimately's upcoming questions and share them with your family, friends, business partners and colleagues to learn more about the building industry and make the right decisions on your upcoming projects. - If you have any questions related to this post, please comment below or shoot us an inbox. - Lastly, if you have a question you would like us to answer, please comment below and we will be pleased to include it in our upcoming week's questions. - #estimately #whichweek #melbourne #construction #australia #airconditioning #acunits #positioning #ownerbuilder #landsurveyor #projectmanager #estimator #costreductionmeasures #buildingjourney #fence #manage #build #buy #council #training #building training
22.01.2022 Tuesday is here and today we will discuss which contractor can you manage yourself? - This question is interesting and we can talk about it the whole day but answering shortly, you can manage the whole build yourself if you have some basic training and experience in the building industry. You do not need to know how to frame a wall or where to construct the stormwater pits. All these work and information will be done by the consultants, contractors, building surveyors, etc. Y...ou only need to know how to manage them. - However, not everyone has enough time or knowledge to manage the whole process. Even those individuals can manage some items themselves which can save them money. Fencing, landscaping, driveways, storage sheds, carpets, etc. are some of the items that you can source yourself and ask the builder to exclude in their cost thus saving you from paying an extra 15-20% which the builder usually charges on these items. - #estimately #whichweek #melbourne #construction #australia #exclusions #builders #ownerbuilder #landsurveyor #projectmanager #estimator #costreductionmeasures #buildingjourney #fence #manage #build #buy #council #training #buildingtraining
17.01.2022 Monday and we are here to answer the first question of the "Which" Week which is "Which fence should you go for?" - Well, there are a lot of options these days when it comes to type of fencing. Instagram, Pinterest, etc. are filled with inspirations and design ideas. You can have standard timber paling fence which is very common in Victoria and without a doubt, the cheapest option. Then there are colorbond fences, which are a bit expensive compared to timber palings. You can ...also have steel picket or infill fences, brick fences, combination of brick and timber/steel infill fences and so on. - While there are many options available in the market and the type of fence can increase your home's evaluation, we think (based on experience with our clients), the decision is largely dependent on the budget you have. Most of our clients, initially tend to go for quality and stylish fencing but when the build get's over their budget, fencing is generally the first item that is downgraded. - #estimately #whichweek #melbourne #construction #australia #buildingjourney #ownerbuilder #landsurveyor #projectmanager #estimator #costreductionmeasures #buildingjourney #fence #manage #build #buy #council #training #building training

04.01.2022 Fri-yay. Last day of the "Where" Week and today we will be discussing where can you can make saving in the build? - There are a lot of areas where you can make saving in the build depending on what your basic requirements are. Of course you would want everything in your house to be according to the current building trends and styles, but sometimes you have to compromise in order to meet the budget. Everything comes for a cost, especially in the building industry. -... If you are building to sell, you can be more flexible in your choices. Go for equivalent or similar looks in tiles, benchtops, bathroom accessories, doors, etc. If you have render over bricks as per your design, you can go for recycled bricks as render would hide the brick anyway. - You should also consult with someone knowledgeable to see if there is any cost savings in the structural design prepared by the engineer. In most cases, engineers over-design for example, if there are 4 steel columns required, they would go for 6 playing it safe and saves them time as well. However, these things impact the cost of your project, which they are not concerned about. - Get in touch with Estimately. We provide cost reduction and consultation services to help you identify these areas and make those savings . - #estimately #whoweek #melbourne #construction #australia #quantityestimation #quantitytakeoff #estimators #costreductionmeasures #propertyinformation #termiteprotection #flood #bushfirezone #exclusions #builders #ownerbuilder #landsurveyor #projectmanager #buildingjourney
