24.01.2022 Still need to do your last minute food shop? Well, it's time to make a list and check it twice! 'Cause this herb-roasted turkey breast recipe by @deliciousaus is going to get your juices flowing! INGREDIENTS ... 150g unsalted butter (extra to grease) 12 fresh bay leaves 4 slices sourdough crusts, torn apart 1 onion, chopped 1 tbs finely grated lemon zest 1 tsp chopped thyme leaves 1/3 cup flat-leaf parsley leaves 6 sage leaves, chopped 2 garlic cloves, chopped 1.5-2kg turkey breast with skin and wing bone attached METHOD 1. Preheat oven to 180C and grease a large baking dish. Place the butter and 6 bay leaves in a small pan over medium heat, until melted. Set aside. 2. Whiz bread, onion, zest, herbs and garlic in a food processor until combined. Season well, then add half the melted butter (reserving the bay leaves in the pan) and pulse until you have a coarse paste. Cool. 3. Carefully slide your fingers underneath turkey skin to form a pocket, taking care not to tear the skin. Gently spread stuffing mixture between skin and meat, then secure in 5 places with kitchen string. 4. Lay remaining bay leaves in baking dish and place turkey on top. Brush with some bay butter and season well. Roast for 25 mins, then baste with remaining butter. Bake for a further 35-40 minutes until golden and juices run clear. Loosely cover with foil and rest for 15 mins, then thickly slice and serve. Yum! Try and think of the Coronavirus like the break you have from watching your favourite Netflix series You take a break to re-fill your snacks, duck off to the loo, pour yourself a cup of tea and give your pet some attention. You then go back to watching your show and continue o...n with life as normal. This is exactly what’s currently happening across the globe with the ghastly COVID-19 pandemic. We aren’t stopping altogether, we’re just hitting the pause button to: Flatten the curve and protect one another; Reflect and look at how we can grow and evolve; Appreciate and be grateful for the good in our lives; Slow down a bit and spend time with our loved ones; Think about how we will emerge from this stronger and more united than ever before; Realise how important it is that we support our local community; and Remember that WE ARE IN THIS TOGETHER. 17.01.2022 When it comes to buying a property, you want to give yourself the best chance of securing your dream home the moment you discover it However, sometimes you need to sell your current home BEFORE you purchase the next one, because #money. In this situation, I often find that people will make an offer that is subject to the successful sale of their current home. And this my friends, is what we call a SUBJECT SALE OFFER.... In my experience, there are a few risks associated with making this type of offer, including (but not limited to): You may not manage to achieve a sale within a reasonable time frame and potentially lose out on the property to another buyer (cash/finance). You may have to accept a lower offer to keep the deal together. Your finances could be impacted if you sell for a much lower price than you had anticipated, due to changing market conditions eg. A pandemic . Sellers can be reluctant to accept a subject sale offer because essentially you’re making your problem theirs. A 48hr clause is usually a condition to this offer (I will talk about the 48hr clause in another post) because, #information overload. Should this clause come into effect, you risk having to scramble for alternative finances or lose your dream home. If you’re looking at making a subject sale offer in the future, I’d love to catch up for a coffee to discuss any worst case scenarios so you are well covered and prepared moving forward. And if you’re running low of spray ’n’ wipe, Better Home and Gardens recently shared a natural cleaning recipe that work as an all-purpose cleaner for bathrooms, kitchens, and more. Plus, the natural cleaning recipe reduces germs and leaves the whole room smelling fresh and clean. What you need: 3/4 cup hydrogen peroxide; 1/2 cup distilled white vinegar; 1 tsp unscented liquid castile soap; 10 drops tea tree oil; 20 drops lavender essential oil; and 2 cups water Add all ingredients to a large spray bottle and shake before use. 03.01.2022 A little while ago, a girlfriend told me that she had rang an agent to make an offer on a property The agent told her it was "UNDER OFFER" and she replied, "Yeah I saw that, that’s why I’m calling". But the agent then responded, saying the Property was no longer for sale". She was left feeling very confused.... She then went on to tell me that she thought "UNDER OFFER" meant that the property was now available for the agent to write offers from buyers This made me realise that there's a lot of jargon out there in the real estate world that we use without ever really realising that our clients may not quite understand any of it. So today, I'm going to break it down for you... "UNDER OFFER" simply means that an offer has been accepted on the house. However, some conditions still need to be met before the property can be marked as SOLD. These conditions can vary but the most common ones are: Finance approval; Building and pest inspection; and Subject to sale. I hope this has been helpful!
