22.01.2022 Hi welcome to the weekly market update, We saw last weekend kick off with a bang at 32 Islington Rd, Stanhope Gardens selling at auction for $995,000 with 5 registered bidders. After some strong competitive bidding traditionally a suburb where the majority of sales happen in a private treaty fashion, the strength of this sale clearly demonstrates that not only do auctions work everywhere, it also clearly shows that there is still strength & confidence amongst buyers. Sydney...'s clearance remained steady at 65% with the Hills recording yet again 100% reported clearance, low stock numbers, realistic sellers & strong numbers of buyers being the main drivers for our market. This week, we have 2 Bendtree Way Castle Hill launching to market with the first open home at 2-2.30pm, scheduled for auction on the 17th October. 11.01.2022 Weekly Market Update - 19th March 2021 Hi Welcome to the weekly market update, Well the catch cry at the moment is that everything is selling for 200,000 more than the guide now is this just because agents are quoting low or are the recent comparables of 4-6weeks ago just not relevant anymore? ... We are finding that the latter is more the case, buyers attending auctions in the morning & seeing them go for big prices are then justifying the afternoons record price paid because of the earlier price in the day... 10.01.2022 Hi welcome to the weekly market update, We’ve seen a strong 90 days in the property market & reflecting over the last 12months, despite everything that’s happened fires, floods, covid & lockdown we have still seen an increase in prices, marginal but an increase all the same. The driving forces behind this are ... Low availability of new homes coming to market but still having increased buyer demand Lowest interest rates on record No where else we can spend our money i.e. we aren’t going on an international holiday anytime soon so we might as well put the money into a new home. The current conditions are expected to continue at least until Christmas however we really are just one government announcement away from all of that changing & once again being able to travel this wil take the focus off property & subsequently cool the market. If you’re considering a move, even if you’re thinking in the new year it might be advisable to act on the current heat and secure a buyer with a longer settlement or perhaps a rent back scenario, with things changing so rapidly give me a call if you want to discuss the specifics Last weekend saw the Sydney clearance at 74% with Hills at a perfect 100% - supply of available homes currently sitting at approximately 60% of normal levels means it is definitely a sellers market, we also only have 8 auction weekends left in 2020 so you only have 4 weeks if you want to be auctioned before 2021.
