22.01.2022 Home loan repayment 'holidays'... clearing up some potential confusion... Many - most - lenders are offering what's called repayment holidays now that so many people are finding themselves jobless or in trouble due to the current situation. I have realised there is a lot of confusion about what that may entail.... Most - not all - but many work in the following way; Example: You are approved for 3 months of 'repayment holiday' - you normally pay say $1500/month -for those 3 months you are allowed to pay nothing - and as it is pre-arranged with your lender your credit rating will not suffer. Near the end of the 3 months you may sometimes apply for a further 3 months if needed. During these months your loan will still accrue interest - and in fact slightly more because you have not been paying any off. And then what happens when the 3 or more months are over and Covid19 is gone (hopefully) - life is more normal and you get back to a job and back to repaying your loan again ... Then your lender will recalculate what your new monthly repayments need to be so that your overall original loan term is still the same as what you originally contracted. Ie you've had the loan for 5 years - on a 30 year term ... after the repayment holiday the bank may say in this example Jane Bloggs you will now need to pay $1550/month for the rest of that loan to pay it off in the same original time. Some lenders work differently - you do need to check! But the above is a general example of how it often works! Most lenders will not ask you to pay the missed 3 or 6 x $1500 immediately after the 'break' is over - that would be unbearable for many! But always do reach out to your broker or lender! They know best or at least will know how to find out what needs to be found out. Do not simply stop paying without trying to make an arrangement as that will affect your credit rating and future loan possibilities even if you may have had 'good reason' for running out of cash! Stay safe - keep a distance - and keep smiling! We will all get through this! See you on the other side!
