19.01.2022 If you want to avoid damp and mould issues, never block the weepholes! The purpose of weepholes is to allow water to drain from the wall cavity. Water within the cavity can come from condensation and seepage from the permeability of the brickwork and mortar.... Remedial repairs - Cut the skirting tiles around the weepholes to avoid compromising the waterproofing membrane.

18.01.2022 Footings are structural elements that distribute forces of the building to the foundations. They are several types of footings for different load cases such as pad footings, piers & strip footings. While it is not practical to design a footing system that prevents all movement , it is critical to get this part right to mitigate excessive cracks and movement to the building.... Depending on ground conditions and rigidity of wall construction I.e. full brick, brick veneer with articulation joints, footings are designed accordingly. Excelo Consulting Engineers provides structural design and certification of footings along with all other structural elements of the building.

09.01.2022 Thinking of renovating? Easily create an open space living area that looks like a million bucks by removing some walls! Here, we helped our client in Pymble open up a wall between two rooms. It was determined that the wall was load-bearing so beam lintel and sheet bracing was necessary to support upper floor and racking forces from wind activity. Not sure if your walls are structural load-bearing? Get in touch with us today!

06.01.2022 Address the root cause before you undertake repairs About to repair damage to your home? Often, we see homeowners repair damage only to see it reappear shortly after.... While damage can form due to general building movement, often, the damage is attributable to a particular issue. Excelo Consulting Engineers were engaged to undertake the building diagnostic of the cracks at this particular property. It was determined that the cracked were caused by saturation and loss of bearing strength of the foundation soil about the footings. The installation of a 100mm diameter sub-soil drainage pipe covered with geofabric and filled with free drainage material was recommended across the building to prevent any further subsidence and damage.
