22.01.2022 Hi, it’s Sam here! I hope we are all having a lovely week! I was going to turn this into a live video, but the humidity today was not on my side. I was speaking with one of our lovely client’s today about water charging. When I first gained this management I spoke with our client and went through the whole kit and asked about the property being water efficient. ... The client asked why? Puzzled, I asked myself; Does she not know that we can charge her tenants water... and save her on average $1000 per year?!! Unfortunately she didn’t. Her previous agency didn’t tell her and why was that? We received a water bill a few weeks ago and the water authority has read the water metre for the whole complex, and not her individual unit. Ah, it came to me, that’s why the agent before wasn’t charging water!!! It’s crazy but if your property manager isn’t doing something, it’s because they don’t want to, they don’t know they can, it’s not allowed or they don’t know a way around it. It occurred to me, if our owner doesn’t know, I doubt the other Brisbane landlords do too. So, here we are. Uncovering another secret your agency is keeping from you. FACT - You don’t need to have the local authority (Unity Water or Urban Utilities) read the water meter and calculate the usage for the agency to charge the tenant their portion of the water invoice. All you need is a properly installed individual meter. And we can do the rest. Don’t you think it’s amazing what you gain when you have an expert managing your investment.
