20.01.2022 Great design includes all aspects of a home and the use of space. Bigger doesn’t mean better. Containing areas to make them truely usable is the key to keeping budgets under control.



20.01.2022 The first actions taken need to be about the site works. Cut and fill to level up the building pad and any retaining and drainage need to be installed while machinery is able to gain access. The earlier this can be done the more cost effective you should find it and the better results you will achieve. #retainingwalls #buildingtips

19.01.2022 WHEN THINGS GO WRONG. I’m not sure what exactly went wrong here but it is likely to be one of the two things that are a common occurrence especially in today’s market. 1: The Builder has gone broke during the construction and left the owner in a predicament. 2: The Owners funds have been exhausted or pulled by the bank and he can’t pay the builder. In the first instance there is a a whole process to go through with QBCC and it’s not easy by any means. They do cover this as... part of the insurance however finding another builder to take over works will be difficult, especially if trades and professionals haven’t been paid. These trades are well within their rights to withhold certificates etc until they receive payment. Therefore costs blow out as the new builder will need to have everything certified again and to do so will need to pay again. In the meantime the frame and any work that has been completed is deteriorating and may need to be reworked. Not a position you want to find yourself in. See more

16.01.2022 Nearing Completion now. 1B Rooming Accomodation in Brisbane City Council. This site didn’t work for the owners as a Townhouse Development so we suggested they look at Rooming Houses. They have gone all out with 3 phase power and Solar as well as the necessary features. Full disability room, parking and access on the ground floor with the community facilities. Upstairs are 4 bedroom suites with ensuites and robes and large sitting areas with cabinets that will house a fridge, microwave, food prep and storage facilities to allow independent occupancy.

16.01.2022 I must say this was an interesting morning. This Beachfront house at 97 Margate Pde, Margate, Qld was up for auction today ( Mortgagee in Possession) it has a somewhat strange past and has never had anyone live in it over its lifetime. It was sold by the Bank to help wind up the affairs of the Storm Financial collapse as 2 of the directors owned this and were going to run the local arm of the business from here. As you can see it has some rather unique qualities but reportedly ‘Leaks like a sieve’ and as no one has been living in the property it has never been fixed. It’s an expensive fix/ Reno for the buyer. I’m not sure if he got a bargain at $1.85M.

15.01.2022 I had the privilege of talking with a client who also happens to be a Property Developer at his home in Teneriffe. This development was completed a few years ago and you may need to dig a bit deeper to discover more on the individual residences but short story. They bought the top level of one of the historic Wool Stores on Macquarie St Teneriffe. This level is 4 storeys up from Macquarie St but is at ground level at one section of the rear street (Tilbrook St) The obtained a... DA to Raise the roof and build 9 residences on this level with a private internal road. They are luxury private homes under a Body Corp. 7 x 2 level and 2 x 3 level ranging from 340m2 to 1000m2 and valued from $1.7M to $12M. Some really clever design principles were employed to run services and drainage as they had to line the floor and water proof it before raising the roof and then could not penetrate it with any construction. 05.01.2022 Once the Wall frames are delivered to site they need to be erected as quickly as possible so the roof can be put on and the builders wrap placed to help protect them from weather. This will help the frames stay straight and true as well as allowing the next tranche of trades such as plumbers and electricians to come in and do the rough ins whatever the weather. This will help keep the job on time as well.
