19.01.2022 This is the hazard classification Council have applied to their new plan. Most locals would say that our flooding is H1 but Council have said we are H4 & H5 and... therefor High Risk!!! I can understand this applying to Grantham and Toowoomba but Ive never seen a house washed of its foundations in our storm-surge effected areas. See more

15.01.2022 Trend of Recovery in New Home Sales Continues in April 2013 The HIA New Home Sales Report for April 2013 shows the trend of recovery since late 2012 is continuing in 2013. The HIA New Home Sales report, a survey of Australias largest volume builders, showed that total seasonally adjusted new home sales increased by 3.9 per cent in April 2013, taking monthly sales back to a level not seen in over a year. The headline result was driven by a 6.7 per cent lift in detached house ...sales, which was experienced across all states covered by the survey, bar Queensland. In contrast, multi-unit sales fell by 9.4 per cent. Overall, recent developments in new home sales are encouraging. In particular, the important detached house segment of the market continues to climb out recent record lows, and this improvement has largely been broad-based across the states, said HIA Senior Economist, Shane Garrett. While multi-unit sales have softened over recent months, the gains made over the course of 2012 have not been eroded. A broader look at the situation shows that the volume of sales in the three months to April this year is still 51.7 higher than trough experienced a year earlier, added Shane Garrett. We do, however, need to be considering the longer term prospects of a recovery in residential construction beyond 2013, said Shane Garrett. The economy is amidst a transition away from growth driven by mining and related investment and the consensus aspiration is for residential dwelling investment to fill the ensuing hold. While we share this aspiration, we dont have strong evidence that this will actually be achieved, said Shane Garret. There are still major obstacles to recent improvements in residential construction developing into a sustained recovery. Households remain cautious and are still using lower interest rates to hasten debt repayment rather than engage in spending. On the other side of the housing ledger, home builders and residential developers are facing tight credit conditions, hampering the number of projects that proceed to sale and building commencement, said Shane Garrett. For a recovery to be of the duration and magnitude required not only by the economy, but by Australias housing needs, governments of all levels, led by the federal government, need to take decisive policy action to address these obstacles, said Shane Garrett. In the month of April 2013 detached house sales increased by 9.1 per cent in Victoria, 9.0 per cent in Western Australia, 8.1 per cent in New South Wales, and 2.7 per cent in South Australia. Detached house sales fell by 1.8 per cent in Queensland.

07.01.2022 Apparently Council are telling the community that the State Gov are forcing them to do the ridiculous re zoning in their plan. What Rubbish! Council are lookin...g for someone else to blame instead of standing by their poor decisions. Above is the State Gov Planning Policy requirement for Council. If Council are going to restrict people from building on vacant blocks or extending their homes and think its ok to reduce property values hugely and render properties uninsurable then they need to take responsibility for such poorly thought out planning. 05.01.2022 Housing Affordability Continues to Surge - HIA Housing affordability surged again in the December 2012 quarter, driven by earnings growth, interestrate cuts and weak price developments, said the Housing Industry Association, the voice of Australias residential building industry. The HIA-CBA Housing Affordability Index increased by 5.5 per cent in the December 2012 quarter,representing an 18.4 per cent advance on the same period of 2011.... This is the eighth consecutive quarter of increase in the index, bringing it close to levels not seen since the depths of the GFC during 2009, said HIA Senior Economist, Shane Garrett. For regional areas, affordability is at levels last seen during the early 2000s decade. Affordability is on the increase in every part of the country, added Shane Garrett. This has been driven by the weakness of price developments as well as the two cash rate reductions effected by the RBA in the final quarter. Continued growth in earnings has also served to make housing more affordable.

03.01.2022 Please be aware that the new draft plan, as it stands, does NOT actually make provision for extending your home at current floor levels if its under a flood overlay (all level), contrary to what the 28pg response document (pg20 item J35) or the council information presentation states. As it currently stand, part 8.2 (Flood 8.2.2 & Tidal 8.2.1 overlays) require all habitable floor levels in Dwellings to be above the DFE +300, 500, or 750 Freeboard (depending which are you liv...e in) for it to be Self Assessable development. Their response as to why the Planning Scheme does not reflecting an exception from this requirement for extensions to existing dwelling, was that the state Government made them remove the clause making it "Exempt Development" and they then decided that it could technically be achieved under the "Code Assessable" (ie pay money to council) Performance Outcomes (PO2 or PO3 respectively of the two codes) which states - "Development is resilient to a coastal hazard event by ensuring the design and built form account for the potential risks of flooding". As these Performance Outcomes refers to both "design and build form" needing to give account, approval will by no means be "guaranteed" but a matter of interpretation by who ever is doing the Code Assessment to decide if building at existing level can comply, so indirectly this is still just as much of a problem as before. The QDC mandatory part 3.5 makes provision for extensions up to 50% of the existing building to not have to comply with flood overlay requirements, so MBRC could use that to give certainty to people that they will be able to make their homes what they want them to be! http://m.caboolturenews.com.au//bribie-warms-to-d/2708592/
