24.01.2022 Looking to apply for a homeloan in the next 3 to 6 months? Here 10 great tips to help ensure that your homeloan gets approved without any issues: 1. Always make sure that all of your accounts are in credit (stay on top of your direct debits and don't go overdrawn).... 2. Don't allow your credit card balance to go above its limit. 3. Check your credit history for any adverse credit conduct that you may be unaware of (i.e. paid/unpaid defaults). 4. Make sure that you are repaying existing credit commitments on time (i.e. personal/homeloans). 5. If you have direct debits set-up for existing credit commitments (i.e. personal/home loans), make sure that you always have money in the account that is being debited (avoid any dishonoured payments). 6. Try to avoid taking out any additional credit leading up to your application. 7. Be mindful of any foreseeable changes that may reduce your overall income within the 12 months following your homeloan application. 8. If you are not completely utilising the credit limits across your credit cards consider reducing them accordingly (every $1000 worth of credit card limit will reduce your borrowing capacity). 9. Try and avoid applying for a homeloan with multiple lenders over a short period of time (multiple consecutive homeloan enquiries can reduce your overall credit score). 10. Always remember that the property cycle differs between states. Adelaide managed to hold its own in 2018 with 2019 looking to be another stable year.

16.01.2022 There is a common misconception that credit cards are evil. What if I told you that there is a way to strategically use your credit card to pay off your home loan sooner whilst paying less interest? Its actually quite simple. ... Interest on your home loan is calculated daily and charged onto the outstanding loan balance at the end of the month. When you set-up an off-set account linked to your homeloan, the interest is calculated on the outstanding balance minus the total balance of funds within the off-set account. So in theory, the more frequently you have money going into your off-set account, and the less frequently you have money going out, the less interest you pay throughout the life of your loan. To implement this strategy you need to channel all of your income to go directly into your off-set account. All of your living expenses will be paid for on your credit card. At the end of the month (after the interest has been charged to your homeloan account), you will then pay down the credit card in full out of your off-set account. You simply repeat this process every month. As the months go by you will be paying down a larger proportion of the home loan principle balance (money you borrowed) and less interest. This will shave years off your homeloan term and leave more money in your pocket. Its as simple as that. Oh, and by the way. As you pay for everything on the credit card you will build up reward points that will eventually be able to cover the travel costs for your next family holiday. Pretty cool if you ask me.
