25.01.2022 First Home Buyer's are still being supported in the budget that was announced last night. Another 10,000 spots are being released under the low deposit scheme where only a 5% deposit is required for First Home buyers buying a new build. 24.01.2022 With the building booster scheme in place and the first home builders grant, a lot of people are considering building their home. Building a house is often perceived as a cheaper option, to get a new house with everything you want. .... The hidden costs of building can add up really quickly. From soil tests, to site costs, to registering land. Then the extras that may not be included in the house design, such as driveways, landscaping, flooring, soft furnishings....the list goes on. There are some amazing house and land packages, and some not so great ones. If you're looking to build then I'm more than happy to help you out. 24.01.2022 Is now a good time to be buying or investing in property? This is the question that I keep hearing, and my answer to that is No matter what is going on in the world, or the real estate market, it is only ever a good time if everything lines up for YOU Right now there are a number of government incentives to support the buyers, from low deposit first home buyer schemes, to building grants, to extremely low interest rates. However none of this takes into consideration your ...own personal circumstances. The questions you should be asking yourself are: Do I have a big enough deposit? Can I afford the repayments, both now and if interest rates increase? What is my long term financial goal and does buying a house align? If you can answer these questions, and the dial still points to positive buying conditions then I think you’re ready to take the next step and talk to a financial expert to get pre-approval. I can refer you to some amazing brokers and financial advisors if you need!

22.01.2022 I think now, more than ever, we need to build each other up. rather than cutting people down. Take notice of and appreciate the people working hard behind the scenes. Acknowledge everyone you come in contact with in your day to day life, whether it's the person serving you coffee, the person putting your trolley's away at the supermarket, and even your closest family members that you may take for granted. 22.01.2022 We're currently in the planning stages to rebuild our weekend house. My advice is to remember to allow for extra surprises in the budgeting. My partner is doing all of the hard work, but due to aspestos, the walls and ceilings have to be removed professionally which adds an extra $6000 that I hadn't initially considered. It's absolutely worth the money, but the costs soon add up! My job for this morning is to source the windows and doors....without getting distracted on pinterest with all of the interioir design ideas! Poor Ben is trying to include everything on my ever growing wish list, so I hope we get the rennovations done soon!

What's your top money savings tip to help you save? My tip for you is to close down any credit cards you don't need, and avoid using any after pay options, as these don't sit well with lenders.

17.01.2022 If you're going to auctions to buy property, my tip is to be as unemotional as possible. Be clear on your maximum price and bid confidently. It's also a good idea to have your maximum bid at a point slightly higher than a round number, for example, $602,500. That way you'll confidently bid at that level when others may stop at $600,000. 13.01.2022 When you're looking at properties, it's easy to get swept up in the first impressions of a place. Don't forget to check the functionality of the rooms, especially places you'll use a lot, like the kitchen. Some people like to use the kithen work triangle, where the cook top, sink and fridge form a triangle to create efficiency. Others use the "zone" formula, which is where you ensure that there are set areas for the 5 main tasks carried out in a kitrchen.... you'd have your cooking zone, your cleanup zone, your prep zone and your storage zone. Even the best looking house will soon become frustrating if it's not functional.

Agents are calling me with new listings both with and without existing homes. if you're sick of missing out then please call. I defineitly believe a house can feel like your home from the first moment you step inside, but don't be afraid to walk away if the deal isn’t right. There will be other properties.

08.01.2022 Who's inspecting properties this weekend? My tip of the day is to look out for anything that may be covering up something. For example music may be playing to drown out road noise. The over-use of candles or difusers may be covering up the smell of mould or smells from nearby factories. If you can smell fresh paint then check for any water damage incase the place was painted to patch up any damp spots. Creating a functional space with good indoor outdoor flow, can add value to your home and make your home feel bigger (and stay cleaner if the kids play outside more!) Who needs to go on holiday when you can create a resort feel in your own backyard?!

06.01.2022 When I was younger I always dreamt of living in a house with a long, tree lined driveway, which lead you to a house with the quintessential white picket fence. I’m not sure if it was from growing up in New Zealand, where our family outings usually started with a quick (2 hour) stop (sitting in a hot car, with doors openbefore electric windows), while Dad checked on a job or do a water system quote for a farmer, where Poplar trees where often seen lining the roads to form a ...wind break. Maybe it was from a print that hung in the room I stayed in at my Grandma’s of a tree lined road in different seasons. Or maybe just from watching too may American movies on tv. Whatever it was, I shelved it as a pipe dream. Years later my partner realised his dream of owning a black of land where kids could come and be kids. Live in the outdoors, and do all of the adventurous activities he did growing up. It wasn’t easy. The banks didn’t like to lend on the land. Insurance companies didn’t like to insure against the risk. And don’t get me started on the council red tape and hopes we’ve had to jump through. But we kept pushing forward and today we have almost 1000 acres of land. There are 4wd tracks, camp areas, the tree lined driveway that I always dreamed of. It’s a place where adults can come out and have some time out from their chaos. Kids can come out and get dirty, climb trees, ride bikes, run around, use their imaginations and just be kids. Both of our dreams have eventuated through hard work and determination. I might not have the white picket fence, but that part doesn’t seem to matter anymore. Never ever give up and never think that an obstacle is the end of you dream. It’s just another thing to make you appreciate your efforts when you do finally reach it.

There hasn't been the influx of listings that had been predicted for September (probably due to the extension of the financial support through Job Seeker, Job Keeper and the option to pause mortgages) but there are still plenty of buyers out there competing for their dream home. Here are 3 things to ask yourself before you purchase your dream first home: 1 - What are my current lifestyle goals, and am I willing to sacrifice these?... 2 - Do I have goals to travel extensively for long periods of time or work in another state or country in the next year? 3 - What are my relationship/family goals for the next 5 years? Take a look at the answers and see if your dream home still fits in with these. If not, it may be better to look at the property as an investment. This means that you can still get into the property market now, and have a suitable investment property to rent out as your life changes direction.
