23.01.2022 Conveyancing is the legal process of transferring a land title from one owner to another, and it can be quite a process! We absolutely recommend you enlist the help of a professional conveyancer to navigate through the red tape, and ensure you're protected throughout the property transaction. We work with several local conveyancers, and can recommend one who'll make sure all the Ts are crossed and I's are dotted. ... Keep in mind a conveyancer and the various government fees will cost anywhere between $1-3k - so something to factor into your plans.

21.01.2022 Rentvesting is where you rent the property of your lifestyle dreams, while buying the property of your fiscal reality. Perhaps the property you buy is further away from your friends and family, and so you decide to rent a place in the neighbourhood so you're not having to sacrifice your social life. Your post-lockdown social life, that is. Rentvesting is not a bad way to get into the market, because it means you get to lock in today’s pri...ces without being locked into living in the same place 'forever'. Tell me, have you ever rentvested and how did it work out for you? Learn more: https://www.olivetreefinance.com.au/

21.01.2022 Pre-approval is where the bank agrees to lend you a certain amount before you've actually confirmed which property you're buying. It's conditional on you proving your income and spending, and a valuation of the property. Pre-approval gives you: Certainty - so you know how much you can bid up to An edge - having finance ready-to-go may be seen as more attractive to the vendor (when it comes to negotiations)... 21.01.2022 Funny you should ask... When you consider the cash rate is at an all time low of 0.1%, and the home loan industry is more crowded than ever, and the banks ar...e doing their utmost to entice you in...it certainly isn't a bad time! There are now around 30 lenders in Australia offering cash back offers to sign up to their home loans. It's easy to be lured in by these offers, but make sure you consider all your needs when making your decision. We research loans for a living, and so are on top of exactly who's offering what. We'd love to help you decipher the fine print on these home loan deals. See more

20.01.2022 Unplug to recharge this weekend. In a world where we're always being reminded to hustle, work harder, do more, strive further, it can feel counter-intuitive to make time to do absolutely nothing. This is your reminder to enjoy some soul-restorative quiet time this weekend.... We bet you deserve it! See more

19.01.2022 Let's talk about debt, and specifically: what the banks think about your existing debts when you apply for a home loan If, for instance, you’ve got a maxed-out credit card but are ordering Uber Eats five times a week and shopping up a storm with Afterpay, the lender may wonder why you’re not diverting this 'discretionary' spending to paying off your credit card.... They're looking for evidence that you handle your debts well. If you're only making the minimum monthly repayments, or if you're behind on your repayments, it paints a picture that perhaps you're not on top of your money - and are therefore not ready to commit to a home loan. So, if you want to talk about reducing your debt, to help you qualify for a home loan (the good kind of debt), send us a DM or book a meeting: https://10to8.com/book/dzduvbosbrvbicdysn/

14.01.2022 Compound interest has been described as the eighth wonder of the world: They who understand it, earn it. They who don’t, pay it. If you've got personal loans and credit cards, compound interest is why it may seem like you're barely chipping away at those debts. It's the thing that's sapping your disposable income, dampening your savings efforts, and diverting resources from your investments.... Learn more: https://www.olivetreefinance.com.au/

14.01.2022 If investing in property is on the cards for you then you've probably heard about Capital Gains Tax, and possibly nodding along without really knowing what it means (hey, we've all been there!). Capital Gains Tax (CGT) is applied to the profit you make when you sell an investment property, shares, foreign currencies (and a few other types of assets). It won't apply to property you've inherited (provided you don't hold onto it for more than two years). It's calculated from the... date you purchase the property, to the date of the sales contract (not the date of settlement). This makes a difference, especially as we're early in this new financial year. We won't take you through all the ins and outs of CGT in a social media post, but be aware it's something you need to factor in when looking at expected ROI on your investment portfolio. Let us know if you'd like a recommendation for a good accountant. Learn more: https://www.olivetreefinance.com.au/

06.01.2022 It turns out that celebrating the little wins makes our day brighter and brings us closer to achieving our big goals. How? 06.01.2022 Here are 3 simple ways to make saving easier: Automate: Arrange an automatic split of your salary between your day-to-day transactional account and your savings accounts this could be an interest bearing account, managed fund, offset account or extra loan repayments where the money goes is less important than the discipline itself. Remove discretion: Automating takes choice out of our hands, which means that we are not consciously deciding each month how much to spend or ...save. Hide the other funds: Make sure your automatic saving happens on the day you get paid so you don't miss what you never saw. This is one of the great strengths of superannuation. We don't see our employers making contributions on our behalf and consequently we never miss the money. Over our working lives these contributions compound to produce financial security far greater than most of us could accumulate on our own.
