21.01.2022 So I'll answer a question publicly which I get asked all the time: " how do I get someone to manage my property properly ?? " The answer is simple, find a passionate property manager who works for an agent that values their rental portfolio. I'm not going to publicly announce some of the horror stories I've come across.... Don't believe that the "big companies" are the best, or that the small operators are dodgy..... Some of the worst practices I've encountered come from "Top offices". Believe me you'll know a passionate property manager when u meet one - to them property management is the only career !!! That's who you should use to manage a property. Don't feel trapped by your current management company, as that "great property manager" will help you transition easily and painlessly - you're not bound regardless of what they may say. Read your inspection reports, they should be detailed and "NO" preventative maintenance suggestions are not always a burden. A good manager will pick up small issues before they become large EXPENSIVE ones..... I've seen many $$ wasted through inactive & unwilling property managers resulting in unnecessary major repairs. Also try where possible to facilitate reasonable maintenance requests, your tenants will be happier and better look after your investment. I can privately tell anyone who's interested who I think is a great property manager, but you need to be your own best manager too - put your property in the hands of a true professional as it's a major investment.... They will work for you if you select the right one.... Sometimes you get what you pay for, sometimes you're surprised by what u don't pay for..... Hope that answers it for y'all

14.01.2022 The owner if this property decided it was time for this old and tired timber garden edge to be replaced.



01.01.2022 Well in this instance the tiles run floor to ceiling, and replacing them would require a major renovation including the removal or cornices, shower screens etc. When dealing with rental properties, consideration has to be given to cost, return & functionality. In this particular instance the future... Plan is to entirely renovate all wet areas so with this in mind and The short term solution was to come up with a feature, something that looks intentional & hopefully fits with the era of the bathroom...... How does the end result look ???
