ADMIN LEVIES: contributions to the administrative fund cover the day-to-day running of the scheme. SINKING LEVIES: these are typically used for bigger repairs and renovations that involve large-scale painting, plumbing, or changes to the buildings overall structure. Special levies: these are designed to cover unexpected or extraordinary expenditures. STRATA COMMITTEE: represents the interests of all lot owners. It aims to ensure state strata law and the stratas own bylaws are followed, and also enforces any decisions made at earlier meetings. 04.01.2022 Earlier this month we shared a real-life example of our title insurance had saved one of our team a heap of money. Heres another real-life claim story from St...ewart Titles files The client purchased a renovated house in Shoalwater, WA. There was a Building Permit issued for alterations, and so all appeared above-board. Following settlement, the client noticed issues with the balcony balustrade and obtained a compliance report which revealed that the balcony balustrade and bedroom windows had been altered from the approved plans. The balcony balustrade and windows were not compliant. Subsequently, the City of Rockingham issued a notice requiring rectification. The cost to bring the property into compliance with the building permit came to $20,000 (yes, TWENTY THOUSAND DOLLARS), which Stewart Title paid in full. Had the buyer not taken out title insurance at settlement, they could have been faced with a very hefty bill to fix the property and possibly a long drawn out legal process, if they attempted to go back after the seller. Instead, they took out a policy at a one-off cost of $605 at settlement, and paid no excess when they made their claim. Its a no-brainer, really.
